Flawed Valuation

- By Michael Nourmand

When it comes to your home’s value, there’s more than meets the eye. But thanks to the popularity of online real estate portals such as Zillow, price per square foot has become the one-size-fits-all formula to quickly put a price tag on your property. While this method can be a starting point, determining a home’s value is both an art and a science. An accurate assessment requires considering key variables in addition to square footage, such as lot size, condition, layout, view, and amenities, as well as the nuances of the neighborhood. For example, a home with unobstructed ocean views could increase its value by millions. You’ll never see that factored into a price-per-square-foot valuation. So if an agent clings to price per square foot, it’s a red flag that you’re working with someone who is unlikely to earn you top dollar. When considering agents to list your home, focus on their track record, reputation in the community, marketing plan, and professional expertise.
