Got $100 million? This 3,600-acre ranch in Ojai could be yours.

The 3,600-acre site with 12 structures is Ventura County’s priciest listing by far.

- BY JACK FLEMMING

A mountain of a listing just hit the market in Ojai, where a 3,600-acre spread known as Black Mountain Ranch is up for grabs at $100 million.

It’s Ventura County’s largest and priciest property currently on the market by a country mile, and one of the largest in all of Southern California. The seller is businessman Richard Gilleland, who formed the prize property by combining 63 parcels.

The working cattle and horse ranch combines rolling hills, grassy pastures and 12 separate structures including a main house that spans more than 13,000 square feet. Built in 2004, the lodge-like space combines wood, stone and glass with rustic rooms that take in views of the surrounding mountains.

A handful of other homes dot the scenic grounds including a 2,000-square-foot caretaker cottage with a porch and a 1,800-squarefoot guesthouse. Amenities are packed into the 6,200square-foot carriage house complete with a gym, office and wine cellar.

For storage, there’s a hay barn, horse barn, equipment barn, equipment garage and shed that combine for more than 20,000 square feet of space. The auto gallery alone is 7,200 square feet.

More than 35 miles of trails meander through the grounds, stopping by a shooting range, stone patio, hot tub, cantina, tennis court and lake with a dock for fishing.

Jordan Cohen of RE/ MAX One holds the listing.

Showrunner lands on the lake

Kenya Barris, the creator behind the shows “blackish” and “#blackAF,” can’t get enough of the San Fernando Valley. He just shelled out $7.25 million for a Spanish-style spot in Toluca Lake, his fifth home in the area.

Records show he’s also owned properties in Valley Village, Encino and Studio City, where he paid $4.6 million for a Cape Cod-style residence last year.

His newest place emphasizes amenities with a gym, six-car garage and professional recording studio spread across 6,500 square feet. The house enjoys a waterfront spot on Toluca Lake and takes advantage with a private dock, as well as a swimming pool and spa surrounded by lush landscaping.

The exterior wears its Spanish style on its sleeve with clay tile, white stucco and an arched wood front door. Living spaces, however, are a different story; nearly devoid of color, they combine white walls and ceilings with dark, nearly black, hardwood floors.

The primary suite sits upstairs and takes in views of the water below. One of five bedrooms and 6.5 bathrooms, it has a steam shower and opens to one of multiple decks overlooking the tropical backyard.

A native of Inglewood, Barris is best known for creating “black-ish,” the ABC sitcom that has run for seven seasons and received a slew of Emmy and Golden Globe nominations. In 2018, he signed a three-year deal with Netflix worth $100 million.

Carl Gambino of Compass held the listing. Shavonda Hill of RE/MAX One represented the buyer.

Pop star sells the house next door

Katy Perry’s guesthouse is pricier than most people’s dream house. After listing the home for $7.95 million last year, the pop star just sold it for $7.475 million — a profit of $25,000 compared with what she paid for the Beverly Hills Post Office property in 2018.

The singer of “Roar” and “Firework” still has a few other places to stay in Southern California, including a larger house right down the street that she bought for $18 million in 2017. Last year, Perry and her fiance, Orlando Bloom, shelled out $14.2 million for a mansion in Montecito.

At 4,400 square feet, the guesthouse is the smallest of her three properties. Tucked in the guard-gated enclave of Hidden Valley, it features an unorthodox entry in which visitors must walk the length of the home to the front door, passing by a manicured lawn with an oval-shaped swimming pool.

Traditional-style spaces make up the main level including a living room with a fireplace, dining room with French doors and family room with built-ins and a bar.

The second story is divided into two separate wings; one holds a primary suite with dual closets and a sitting room, and the other adds two bedroom suites and a gym. Multiple balconies overlook the landscaped grounds below, which cover about an acre.

A native of Santa Barbara, Perry has released six studio albums over the last two decades with hits such as “Dark Horse,” “Teenage Dream” and “I Kissed a Girl.” The 36-year-old released her latest record, “Smile,” in August and gave birth to her daughter, Daisy Dove Bloom, the same month.

Brett Lawyer of Hilton & Hyland held the listing. Josh Flagg of Rodeo Realty Beverly Hills represented the buyer.

A $10-million patch of dirt in Brentwood

Southern California’s hot real estate market isn’t limited to houses. In Brentwood, Tobey Maguire just hauled in $10.75 million for a 1-acre patch of dirt.

An empty acre could fetch such a sum only in a handful of Los Angeles enclaves, and Brentwood is one of them. In a neighborhood chock-full of celebrities and famous estates, the undeveloped plot represents the chance to immediately start building a custom home with plenty of space to spread out.

Aerial photos show the plot is one of the only empty properties in the neighborhood.

Maguire, who starred in Sam Raimi’s “Spider-Man” trilogy, barely pulled off a profit after paying $10 million for the property in 2008. Records show he first tried to sell it for $14.25 million in 2018 before eventually trimming the price down to $11 million last summer.

Before Maguire’s ownership, the property held a Monterey Colonial-style home built by John Byers, the noted architect whose Spanish-influenced builds are scattered across the Westside. Old listing materials note former owners such as actor Jack Oakie, actress Greta Garbo and filmmaker H.C. Potter.

At $10.75 million, it’s L.A.’s second-priciest land deal in 2021 behind an empty lot in nearby Brentwood Park that traded hands for $11.5 million in January.

In addition to the three Raimi “Spider-Man” films, Maguire boasts a consistent string of credits dating to the ’90s with notable roles in “The Cider House Rules,”

“Seabiscuit” and “The Great Gatsby.” The Santa Monica native received a Golden Globe nomination for his role in 2009’s “Brothers.”

David Offer of Berkshire Hathaway HomeServices California Properties held the listing. Alan Sette represented the buyer.

Boat shed fetches a fortune

Media heir Lachlan Murdoch just made a huge splash Down Under, buying a boat shed on the coast of Australia for about $29.8 million ($38 million in Australian dollars).

Murdoch — a son of billionaire Rupert Murdoch who serves as co-chairman of News Corp. and executive chairman of Fox Corp. — is no stranger to huge real estate transactions. In 2019, he paid $150 million for the “Beverly Hillbillies” mansion in Bel-Air, which ranks as the second-priciest home sale in California history.

His new boat shed is much humbler than the BelAir mega-mansion. Clad in green shingles, the modest structure sits on 131 feet of waterfront in Point Piper, a small suburb of Sydney that regularly ranks as one of the country’s most expensive communities.

The reason for the eyepopping price tag? The depth of the bay. Point Piper offers unusually deep water, which makes it much easier for the ultra-wealthy to moor their mega-yachts.

Murdoch’s place takes advantage of the setting with two boat docks and four moorings, as well as a swimming pool surrounded by flat, grassy lawns. The listing, which was held by Private Property Global’s Ken Jacobs, describes it as a “privately-owned marina facility attached to a residential property.”

A two-story structure sits at the center of the half-acre property. On the main level, a wood workshop with stained-glass windows offers space to store and work on boats. Above is an apartment with white walls, hardwood floors and picture windows overlooking the bay.

Vaulted ceilings top an open-concept space with a living room, dining area and wood kitchen. Elsewhere are two bedrooms and a bathroom.

Lachlan Murdoch is the third of Rupert Murdoch’s six children and the elder of two sons. In the process of Rupert handing off his vast media empire, Lachlan was named News Corp.’s cochairman in 2014 and Fox Corp.’s chairman and CEO in 2019. Forbes puts the Murdoch family’s net worth at $23.2 billion.
