Exactly what the doctor ordered

Physician-investor’s spec mansion has a rock climbing wall and rotating car elevator.

In 2014, Dr. Joseph Englanoff paid $5 million for an empty plot of land in the hills of Bel-Air. The physician with a specializa­tion in spec developmen­t spent the next seven years crafting an amenity-loaded mega-mansion on the property, and the home has finally surfaced for sale at $139 million.

If he gets his price, it will be Bel-Air’s second-mostexpens­ive home ever sold. The record was set in 2019 when Lachlan Murdoch paid $150 million for the famed “Beverly Hillbillie­s” mansion, which also held the top sales spot for California for a time (now held by a Malibu mansion sold in 2021 for $177 million to venture capitalist Marc Andreessen).

The $139-million tag also makes it the third-priciest home currently on the market in L.A. County. Coincident­ally, the top spot belongs to the Bel-Air megamansio­n called “The One,” which is set to be auctioned off due to foreclosur­e if it can’t find a buyer soon. Englanoff is a lender on that property, and he’s owed about $36 million.

Englanoff, who invests in real estate through an entity called Yogi Securities, has built multiple spec mansions before, but his latest creation, called “La Fin,” showcases a long list of luxury amenities.

Among the estate’s attributes are:

■ A vodka-tasting room kept at sub-zero temperatur­es complete with furs to warm guests.

■ A gym with a rock climbing wall.

■ A gold bathroom with a 100-square-foot shower and tub cut from a single marble stone.

■ A 6,000-square-foot nightclub wrapped in crystals.

■ A 44-foot chandelier cascading down the center of the three-story floor plan. 8 A ventilated cigar room.

■ A great room under 23foot ceilings.

■ A swimming pool with a hydraulic-lifted movie screen and light-up swings.

■ A movie theater with Belgian leather seats.

■ A rotating car elevator.

■ A wine room with a custom glass art installati­on.

■ And, to watch over it all, a security command center.

Elsewhere are 12 bedrooms and 15.5 bathrooms. The grand living spaces open to a wraparound patio overlookin­g L.A., as well as a rooftop deck. The 2-acre estate also includes a guest penthouse, an outdoor lounge, lawns and multiple caretaker residences.

Bullock reprises her role as seller

Sandra Bullock’s real estate portfolio is one to envy. Over the years, the Oscarwinni­ng actress has collected homes in New York, Texas, Louisiana, Wyoming and Georgia — as well as a handful of spots scattered across Southern California.

She just let go of one in West Hollywood, selling her condo in the Sierra Towers high-rise for $4.4 million.

It’s the second home Bullock has sold in the building so far this year — but the first that made a profit. In January, she unloaded a slightly larger unit a few floors away for $3.6 million, or $1.53 million less than what she paid in 2017.

Records show she bought this one for $3.55 million in 2014, so the sale marks a profit of $850,000. Remodeled during her stay, it showcases Midcentury style with clean lines and walls of wood across 1,759 square feet.

Floor-to-ceiling windows bring light into the living room, which opens to a terrace overlookin­g L.A. Elsewhere are two bedrooms and 2.5 bathrooms.

Built in 1966, Sierra Towers spans 31 stories and has attracted plenty of celebritie­s over the years. Past and present residents include Cher, Elton John, Adam Sandler, Emma Watson, Joan Collins, Diahann Carroll, David Geffen, Evander Holyfield and Matthew Perry, who owned the home before Bullock.

Josh Greer of Hilton & Hyland and Alan Long of Avenue 8 held the listing. Laurent Bijaoui of Compass represente­d the buyer.

Bullock, 57, won a lead actress Oscar for her role in the 2009 drama “The Blind Side.” Her scores of film credits also include “Speed,” “Miss Congeniali­ty” and “Gravity,” in addition to more recent roles in “Ocean’s 8” and “Bird Box.”

He’s laughing all the way to the bank

After more than two decades in Beverly Crest, David Spade sold his home in a matter of days. The actor and comedian unloaded the property for $19.5 million, a nice profit compared with the $4 million he paid in 2001.

The sale should come as no surprise — he recently shelled out $13.85 million for a bigger spot above the Sunset Strip — but the speed of the sale does. Spade listed the home for $20 million in January and had an offer in hand less than a week later, records show.

Perched in Trousdale Estates, the home was designed in 1978 by Edward Fickett, a prolific architect who built tens of thousands of tract homes in Southern California. He also earned the nickname “King of the Tennis Court” because he was reportedly the first to design cantilever­ed tennis courts for properties.

Spade’s place has a tennis court, of course, as well as a pool overlookin­g the city. At the center of the property, there’s a 6,400-square-foot house with four bedrooms, including a primary suite with a loft and terrace.

Other highlights include a sitting room with a bar, a double-sided fireplace and a kitchen with an island and breakfast bar. Steel beams cut through walls of glass in the split-level floor plan, where stairs descend from the dining area to the living room.

An actor and comedian since the 1990s, Spade starred in the sitcoms “Just Shoot Me!” and “Rules of Engagement” in addition to films such as “Black Sheep” and “Grown Ups.” More recently, he hosted the latenight talk show “Lights Out With David Spade.”
