Make It Exclusive

When it comes to choosing a real estate agent, buyers have options. Pairing up with a property’s listing agent may seem a clever way to get on the inside track—wouldn’t that agent jump at the chance to get dual commission­s by repping both buyer and seller? Maybe, but they’ll have no incentive to suggest other properties, and should a deal go wobbly, the agent’s allegiance will likely remain with the seller, leaving the buyer out on a limb.

Alternativ­ely, buyers can opt for the noncommita­l approach, ping-ponging between multiple agents simultaneo­usly. The downside here is that none of the agents will get to know the nuances of the buyer’s taste and expectatio­ns and may waste their time with fruitless showings. It usually takes longer for these buyers to find a home. In the meantime they risk rising interest rates.

We think working with one agent exclusivel­y is the sweet spot. A dedicated agent is not distracted by competing loyalties and takes the time to understand just what the buyer is looking for. When a promising home is found, the agent is fully in the buyer’s court and has the freedom to negotiate an optimal price and favorable terms.
