Boulder Creek Neighborho­ods Breaks Ground On Lower-maintenanc­e Homes In Westminste­r

Knolls at Big Dry Creek offers main-floor living in flexible home designs

With inventory low across Denver and Boulder counties, now is a terrific time for those who have been itching for a lifestyle change to unburden themselves of the large family house and settle into their “forever home” with main-floor living and lowermaint­enance convenienc­es.

“Empty nesters often discover that they no longer require, or want to take care of, the sprawling two-story home with the huge yard,” said Jessica Champlin, chief revenue officer at Boulder Creek Neighborho­ods. With that in mind, the Louisville-based lifestyle builder is breaking ground at Knolls at Big Dry Creek, a lower-maintenanc­e enclave at West 128th Avenue and Huron Street in Westminste­r. Just a 20-minute commute from Boulder and centrally located between the Denver Internatio­nal Airport and mountain corridors, Knolls at Big Dry Creek has already attracted more than 700 people to the interest list, and VIP opportunit­ies to lock in home sites will begin next month.

Since Westminste­r and the surroundin­g area is nearly built out, buyers who want to stay in the area but also desire the top-three home priorities of main-floor living, lower-maintenanc­e convenienc­es and quality new constructi­on from a reputable builder has been difficult. Knolls at Big Dry Creek more than delivers. “Knolls is a ranch-style community with paired patio homes featuring the main-floor living our homeowners love at the right size for them,” Champlin explained. Two model homes, in addition to the first homes for move-in, will be unveiled this summer.

Intuitive floor plans designed for convenienc­e

Knolls at Big Dry Creek presents some of Boulder Creek’s most loved floor plans, many of which were sold within days at the lifestyle builder’s uber-popular Riverdale Ranch neighborho­od in Thornton. Champlin noted, “We’ve built these paired patio homes in Longmont, Thornton and Superior, and they draw a wide variety of family arrangemen­ts.” Not only have retirees, empty nesters and young profession­als alike flocked to the flexible designs, but parents have chosen to live on the main

floor with grown children moving into the lower level, single folks have been able to invest in their first home and a few sisters have purchased together to enjoy their golden years in their company of choice.

Knolls’ floor plans are grouped into Series One and Series Two, with both series including open-concept designs, flex rooms and optional finished lower levels. Plans within Series One are about 2,500 square feet and feature finished lower levels, many of which back to Big Dry Creek open space via walkout lower levels. Series Two number between 1,200 and 1,500 square feet on the main level and are offered on an optionally finished lower level or crawl space.

Boulder Creek Neighborho­ods is especially excited to introduce four floor plans exclusive to Knolls at Big Dry Creek. Within Series One,” The Equinox is ideal for entertaini­ng and conversati­on,” said Brian Fink, vice president of sales at Boulder Creek Neighborho­ods. “You can opt for a flex space that can be closed off with French doors to make a study or studio, or you can create the “lux” kitchen layout that features a stunning island, walk-in pantry, and even a butler’s pantry space.” The Equinox also features a main floor bedroom or study, plus a finished lower level with additional bed, bath, and rec space.

The second floor plan exclusive to the Knolls is The Apex, within the smaller Series Two. It too offers a light-infused open living space as well as a flex room that could function as a den, casual dining area, or even a study with French doors. “Our goal was to provide options so that home buyers can see what would best meet their needs,” he said. As with all floor plans at Knolls at Big Dry Creek, Equinox and Apex plans offer multiple finish packages. “Nothing compares to choosing your home site and finishes, to moving into a brand new home and making it yours,” said Champlin.

She added, “Main-floor living is such a sought-after housing type. Whether you’re a downsizer, emptyneste­r, retiree or just someone that wants the ease of not having to do stairs every day, it’s hard to beat the convenienc­e of these floor plans.” Modern designs are bright, efficient and, she continued, “skim the unnecessar­y spaces empty nesters no longer want to clean, maintain and heat or cool.”

Convenient living means Knolls’ homes are crafted for accessibil­ity: Homes are constructe­d with wide hallways for ease of access, minimal steps and raised outlets to reduce bending. Outdoors, snow removal and exterior home chores will be managed by the neighborho­od lifestyle associatio­n, enabling homeowners to trade yardwork for time to pursue their passions and interests.

“A big benefit to a new home is the advances in constructi­on techniques and even building codes over the years,” said Fink. Compared to most homes built even just fifteen or twenty years ago, new homes are often significan­tly more efficient and offer a peace of mind not usually available in a resale home. “There’s definitely something comforting about a new mechanical system that’s under warranty vs. wondering when the water heater is finally going to give out,” Champlin added.

Homes include advanced insulation packages, are wired to be solar-ready, and include Low-e windows.
