More retail planned near Foxconn site.

- Rick Romell

The pace of development near the Highway 20 interchange with I-94 in Racine County continues to quicken, with another retail project now planned just east of the interstate.

Convenience-store operator Kwik Trip Inc. recently sold a two-acre parcel just north of Highway 20 and east of the frontage road to an as-yetundisclosed purchaser who plans a multi-tenant retail development, Hans Zietlow, Kwik Trip’s director of real estate, said this week.

“It’s going to be pretty cool stuff,” Zietlow said. “I’m sure they’ll be announcing soon what it is. But yeah, that whole area is heating up.”

The development on the parcel, a former Shell gas station and convenience store, will be “something that everyone’s going to appreciate having there,” Zietlow said. “It’ll be an extremely well-received use, I think.”

La Crosse-based Kwik Trip acquired the property in October 2016 as part of a package purchase of three convenience stores, but put it on the market because it already has an outlet across the street.

While development of the former Kwik Trip property isn’t necessarily related to Foxconn, the massive electronics factory planned for a site about three miles to the south has raised interest in real estate across the area.

Last week, Advocate Aurora Health said it will build a $250 million hospital and medical office building near the Highway 20 interchange, a move that positions the health system to benefit from the projected growth from the $10 billion Foxconn manufacturing campus, which is expected to employ thousands.

Also last week, the Mount Pleasant Plan Commission recommended approval of plans for another hotel near the interchange.
