Walker’s Point buildings to become apartments
Two adjacent historic commercial buildings in Walker’s Point will be converted into four high-end apartments by their new owners.
The two-story and three-story buildings, at 605-609 and 613-615 W. Virginia St., were sold for $500,000 to B & B Acquisition LLC, according to newly filed state real estate documents.
B & B Acquisition is operated by Braden and Brianna Just.
They plan to create four two-bedroom, two-bathroom apartments, ranging from 1,300 square feet to 3,500 square feet, Braden Just said. The couple will live in one of the units.
The development also will
have 2,400 square feet of street-level commercial space in the building at 605-609 W. Virginia St., Just said.
That space has been vacant for years and was previously used by such restaurants as Il Mito.
The building’s amenities will include a fitness center and dog wash, Just said. It also has surface parking for the residents.
The owners are applying for state and federal historic preservation tax credits to help finance the renovations.
They hope to begin the work in June, with completion by October. Nick Carnahan, with Galbraith Carnahan Architects, is assisting with the project.
The buildings were sold by Milwaukee Corner Building Owner LLC, led by Chicago real estate investor Matt Garrison.
The buildings were part of The Tannery office complex that was sold in 2018 for just over $25 million to groups led by Garrison, who operates R2 Companies.
The Tannery features several buildings, totaling around 250,000 square feet, along West Virginia Street, west of South Sixth Street. Tenants include Aurora Health Care Inc., Springfield College and Great Lakes Distillery.
The Tannery is named for its historic role as the former Pfister & Vogel tannery complex.
Just is development and strategy analyst at Interstate Development Partners LLC, which includes The Avenue downtown mixed-use project in its portfolio. The firm is not involved in the Virginia Street project.
