7-story, 90-unit apartment plan resurfaces
A developer has revised plans for an apartment building on Milwaukee’s east side that has been opposed by nearby residents.
Madison-based Stone House Development Inc. is proposing a seven-story, 90-unit building at the southwest corner of East North and North Summit avenues.
It would replace a pair of two-story apartment buildings, each with four units, and two single-family homes.
The new building would have apartments ranging from studio units to two bedrooms, as well as a 103-stall parking garage, according to the plans.
The revised proposal was disclosed Tuesday by Ald. Nik Kovac, whose district includes the site.
The building’s height and unit count are similar to the original design, Kovac said in an email to residents.
Dozens of people attending a February 2020 meeting about the proposal raised concerns about its impact on traffic, especially on Summit Avenue.
Stone House has commissioned a new traffic study to try to address those concerns.
The project changes include reducing the building height of the southern portion along Summit Avenue to four stories.
Also, the development’s courtyard has been shifted to the building’s southern end, and the building’s exterior materials have been changed “to relate to the neighborhood context,” according to the proposal.
Finally, the developers have now been identified.
East side real estate investor Randy Bryant, who controlled the development site, represented the unnamed developers at the February 2020 meeting.
Bryant’s interest in the project has since been bought out by Brian Wagner, of TamaRock Ventures Inc., Kovac said.
Wagner has added Stone House as a co-investor and lead developer, Kovac said.
The development will need Plan Commission and Common Council zoning approval.
