Love your home but looking to make some improvemen­ts for comfort, style and resale value? We asked Milwaukee NARI members what homeowners could do with $50,000 or less that would make a big impact. (Pricing assumes an average home size of 2,000 square feet.)

Exterior

According to Randy Miller, owner of Allrite Home & Remodeling and S&E Insulation, a $50,000 budget could get you a whole exterior remodel. “We could replace all the windows on the house, including new patio doors, and put on new siding and do a new roof.” How far your budget goes depends upon your choices. Vinyl, wood and fiberglass windows hit different price points, as do other add-ons such as built-in blinds. “For $50,000, the homeowner would be really happy with the updated appearance of their home, and get a good return on their investment,” remarks Miller.

In-Floor, Whole-Home Radiant Heat

In-floor hydronic radiant heat supplies consistent warmth under flooring that radiates into the room, ensuring consistent, comfortabl­e temperatur­es. For $20,000 you could install a whole-home system that will have your family feeling warmer at lower air temperatur­es than convention­al heating. “Imagine lowering your bills and energy use, while actually being more comfortabl­e,” says Wayne Abendschei­n, comfort specialist with 1st Choice Heating & Cooling and a Milwaukee NARI member. “It would really change your life!”

Kitchen

“A $50,000 kitchen remodel would get you new cabinets, possibly granite countertop­s and luxury vinyl flooring” says Tom Mainville, proprietor of Story Hill Renovation­s LLC. “Custom cabinetry and higher-end floors like wood would require a larger budget. A budget of closer to $100,000 is when you can make more drastic changes like moving walls, incorporat­ing large islands and fine surface and floor finishes.”
