Experience the lulling sound of waves from this year-round home

- HOT PROPERTY By Sloan Brewster Sue Cohn Darmon, William Pitt Sotheby’s International Realty, 860-707-6879, sdarmon@wpsir.com

With unobstructed views of Long Island Sound, a beautiful sandy beach and a green lawn, this waterfront home is a rare find.

“You’re up high and it’s breezy and there’s grass and you have this breezy shade tree,” the seller said.

Because it is set high, the property has the additional benefit of not requiring flood insurance, Sue Darmon, listing agent for William Pitt Sotheby’s International Realty, said.

“I love the open floor plan, the beautiful hardwood floors and the fabulous views,” Darmon said.

“And you can hear the sound of the waves even with all the windows closed.”

There are views that can be seen from almost everywhere in the house, the seller, who purchased it in 2013 after searching for two years, said.

“It’s really bright and sunny and that’s one of the things that we liked about it,” she said. “You can see from the front door out the back of the house and to the ocean.”

The centrally located eat-in kitchen to the right of the front door offers ocean views from the kitchen sink. Off the kitchen a full bath with a shower accesses an outdoor shower enclosure, making it easy to clean off the sand before going inside after a day at the beach.

“The kids could just run up and use the bathroom whenever they like,” the seller added.

The family room is at the back of the house and has a wall of windows with a sliding glass door overlooking the ocean. The most utilized room in the house, it is where folks congregate to take in the ocean breeze and amazing views, the seller said.

The slider opens to the backyard and green lawn, where a mature tree offers respite from the sun.

“It provides the most wonderful shade,” the seller said. “We have lots of sun but we also have the ability to have shade with this beautiful old tree.”

The master bedroom is breezy with sea air that accompanies the lulling sound of waves billowing though “tons of windows.”

The bright and sunny large room takes up the whole back of the house.

“I love to fall asleep to the waves, it’s really relaxing” the seller said.

In a peaceful location with everything the family was looking for, the home has been a place to create happy memories, the seller said.

“We found this one and felt like it was it,” she said. “It’s been a wonderful house for our family.”

They have enjoyed relaxing in the back yard, chilling on the beach, swimming, kayaking, boogey boarding, having fun on the rocks and searching for shells and sea glass.

“The kids, when they were kids, loved to play in the sand, it’s a great sandy beach,” the seller said. “Some of the sand close to the seawall is purple and I love the purple sand.”

They have tried to figure out why the sand takes on the unusual hue, and theorize it could be due to the decomposition of shells, she said.

“One of our most special memories there is watching the

Fourth of July fireworks every year,” the seller said. “They have them right on Chapman Beach.”

They have watched the show from various vantage points, including the backyard and master bedroom, where they get a higher perspective to glimpse the fleeting dance of lights.

The seller also enjoys the nice neighborhood in the safe community and the annual welcome to summer party to celebrate the sun after a long winter.

“It’s a quiet neighborhood,” Darmon said. “You’re on a deadend road, which is ideal for walking, biking and jogging,”
