‘Gentleman’s farm’ with equestrian facility in Madison listed for $2.5M

While there is no shortage of shoreline homes for sale in the town of Madison, there is one home on the market that leaves the waterfront behind in favor of farmland.

Located at 2 Race Hill Road is what’s known as a “gentleman’s farm,” and it’s currently for sale for $2.5 million. According to Realtor.com, a “gentleman’s farm” is a kind of property where the owners use the farm for fun rather than income. As retired sea captains and shipping agents returned to Nantucket in the 19th century, they started their own farms and dairies to farm for pleasure, real estate agent Mark Quindoy told Realtor.com.

The Madison farm sits on just over 30 acres of land and has a six-bay heated garage with a dehumidifi­er, four fenced pastures, ponds and an equestrian facility, according to the listing. The riding facility was built in 1990 and has an indoor arena, 22 horse stalls, an outdoor riding ring, wash stalls, tack rooms, and additional sheds and barns, as well as a three-bedroom apartment that’s currently used by staff, the listing notes.

The main house on the property was built in 1790 and an addition was built in the 1990s, and the listing notes that there are exposed wood ceiling beams and wide-plank wood floors throughout the home.

On the main level, there is a living room, kitchen and a dining room with a fireplace, as well as an office with built-in bookshelve­s complete with a ladder for accessing the top shelves. There are a total of four bedrooms and three full bathrooms on the property, along with 8,017 square feet of total living space. The home also features a 100-year slate roof and whole house generator, according to the listing.
