NOTICE OF SALE OF COOPERATIVE APARTMENT

PUBLIC AUCTION SALE by virtue of cancellation of the Proprietary Lease and/or stock certificate executed by GENTRY APARTMENTS, INC. as Lessor and GRACE BASKIN, as Lessee, listed below and based upon the Shareholder’s default in the payment of cooperative maintenance, I, MATTHEW D. MANNION, Auctioneer, DCA # 1434494, will sell at public auction to the highest bidder, shares of the property consisting of the Capital Stock and all of the right, title, and interest in and to the proprietary lease as set forth below on December 20, 2023 at 10:30 A.M. at the “foot” of the Kings County Courthouse steps facing Adams Street, 360 Adams Street, Brooklyn, New York:

a. 490 shares of the capital stock of GENTRY APARTMENTS, INC. appurtenant to Apartment 2G at 310 LENOX ROAD, BROOKLYN, NY 11226. The amount due as of the date of this notice is $32,361.84.

ALL SALES are “as is” and are without representation. Said sale is subject to any prior liens of record, to the rights of tenants in possession, if any, consent of the Corporation, payment of all fees and expenses of the sale, additional maintenance, flip tax, auctioneer’s fees, and are further subject to the terms of sale which will be available for review prior to the start of the auction. Said Terms of Sale provide that any bidder must take title in his/her own name for actual occupancy by the named bidder. The secured party reserves the right to bid.
