Lowell planners approve subdivisio­n

LOWELL — The Planning Commission approved a 329lot subdivisio­n during its regular meeting Tuesday.

A preliminar­y plat approval gives developers of Lakewood Subdivisio­n, Phase II, the ability to start constructi­on, Mitch Wright, Lowell commission­er, said after the meeting.

“We have been working on this project for more than a year,” said Mayor Eldon Long. “People want to live in that area. the lots are going to sell quickly.

The neighborho­od will be located at the intersecti­on of Mount Hebron Road and Arkansas 264.

Rausch Coleman Homes plans to develop the lots, Stephen Lieux, the company’s director of engineerin­g and land developmen­t, previously said. He did not provide costs or sizes of the proposed houses.

About 77 houses in the second phase of the neighborho­od are currently under constructi­on, Lieux said. He said work on the houses started in the fall.

Houses in Phase II are between $143,900 and $183,900, according to Rausch Coleman’s website. It states square footage for the houses range from 1,298 to 2,648.

Long said it is interestin­g to think about the population that could end up living in the second and third phase of the neighborho­od. He said you can assume most of the houses will be occupied by three to four people.

“There could be more people living in that subdivisio­n than in Lowell when I first moved here,” Long said.

The population in 1979 was about 1,000 when Long moved to the region, he said. There were 7,346 people living in the city in 2010, according the United States Census.

The first phase of Lakewood Subdivisio­n was completed in Rogers by another developer about 10 years ago, Lieux said. He said property for the additional phases was purchased by Rausch Coleman in recent years.

Rausch Coleman also is completing another neighborho­od in Lowell. The Edinburgh neighborho­od has two homes listed for sale on its website. Both homes are 1,845 square feet and listed for about $191,000.

Kris Sullivan, Lowell planning director, previously said Lakewood Subdivisio­n and Edinburgh are the only two neighborho­ods under constructi­on currently in the city.

Zak Johnston, project engineer for Crafton Tull, was representi­ng the project Tuesday night. He said he was unable to give a timeline or any additional informatio­n on the project.
