Planners approve utility plant for Walmart campus

Property used to stage, park trucks

BENTONVILL­E — The Planning Commission on Tuesday night approved another part of the Walmart home office campus.

A permit and developmen­t plans for the campus north central utility plant were unanimousl­y approved. Plans shows a 6,300-squarefoot facility to service the campus. The interior will be primarily electrical equipment with an office and restroom. There also will be a 258-space parking lot, according to planning documents.

The property at 301 S.E. P St. is 7.75 acres and is used to stage and park large tractor trailers, according to planning documents.

The developmen­t will provide adequate landscapin­g with a mix of red maples, thornless honeylocus­ts and littleleaf lindens. The developmen­t is primarily comprised of masonry products, including brick and concrete panel. There also will be some architectu­ral metal panel, according to planning documents.

The proposed use fits within the surroundin­g context of the area, according to planning documents.. Adjacent uses, such as United Industries to the east and warehousin­g to the south, suggest a utility facility should have minimal impact on surroundin­g properties, according to planning documents.

Earlier this month, the Planning Commission approved the preliminar­y plat for the new campus. The plat is for the constructi­on of infrastruc­ture associated with the project.

The site is on 322 acres and is zoned heavy industrial, general commercial and high-density residentia­l. The city’s land use map shows the area as general commercial, according to planning documents. The address is listed as 301 S.E. J St., according to planning documents.

The property boundaries can generally be described as Southeast 14th Street north to East Central Avenue, and Southeast J Street east to Southeast Moberly Lane, according to planning documents.

The commission also unanimousl­y approved developmen­ts for The Link and Peloton Garage.

S.E. Sixth St. Plans call for two 24-foot tall office buildings each with 4,300 square feet. The site is adjacent to a commercial developmen­t to the west and a single-family home to the east.

The garage will be at 216 N.W. A St. Plans shows a 71foot tall, mixed-use parking garage. The developmen­t includes 6,000 square feet of office space, 2,300 square feet of retail space and 507 parking spaces, according to planning documents.

The property is north of the Neighborho­od Market and south of the Bentonvill­e Church of the Nazarene. The property now serves as a parking lot for the church, according to planning documents.
