Dream Finders Homes buys a big piece of property in Horizon West
Dream Finders Homes just bought a large piece of property in Horizon West with plans to build a pricey single-family home community.
According to a recently recorded deed in Orange County, the homebuilder’s DFC Reams Road LLC paid $5.87 million for about 305 acres at 7721 Ficquette Road.
The property is less than six miles away from Disney’s Magic Kingdom.
Though large in size, much of it is considered wetlands or conservation area. Of the total gross acres, only 15.95 acres are developable. The property is known as Parcel 25 of the Lake Reams Neighborhood Planned Development, which spans 1,202 acres around Lake Reams.
A previously approved Preliminary Subdivision Plan gives DFH the capability to build up to 57 single-family homes. A Master Utility Plan submitted in Orange County states the homebuilder intends to create a new residential community called The Palms at Windermere. Amenities include a 1.4-acre park.
Dan Edwards, DFH vice president of land, said the new residential community will consist of 60-foot and 65-foot lots that will accommodate homes ranging in size between 2,500 square feet and 4,000 square feet.
“We’re anticipating it being a bit of a higher-end product especially given its location,” Edwards said. “It’s located in Horizon West with a Windermere address.”
Pricing is not yet been made final, Edwards said, but he compares the floor plans to those at its Lakeside at Hamlin residential community, where homes on 60-foot lots are currently selling between $565,990 and $657,990, according to its website.
Lennar to buy 180 acres on Lake Toho
Lennar Homes is finalizing the contract for 180 acres on the west shore of Lake Tohopekaliga and recently filed preliminary plans for a residential subdivision across from its Storey Creek community south of Kissimmee.
The project makes up the bulk of the 202-acre Bronson Bay property on Pleasant Hill Road at Harbor Road. The land previously had county approvals for a mixed-use planned development with over 800 homes, but the Bronson Family Limited Partnership rezoned it last year to Low Density Residential.
Brian Cippelone, Lennar’s vice president of land acquisition, recently filed a Preliminary Subdivision Plan that carves out 22 acres at the southwest corner of the site for future commercial development and creates a residential community on the rest of the property with 172 townhomes and 386 detached homes, for a total of 558 dwelling units. The townhomes would be street-loaded with a minimum width of 25 feet. The detached homes would be 50-foot wide street-loaded and 32-foot alley-loaded bungalow units.
Planning firm Rj Whidden & Associates designed the community around a system of existing canals and wetlands that cut through the property, but that left them with an 18-lot cul-desac the northwest corner of the site, accessible only from Pleasant Hill Road, that is basically cut off from the rest of the community, except for a pedestrian path.
Located about 1.5 miles south of U.S. 17-92, the area has grown into a suburban enclave. Bronson Bay is immediately south of the Oak Hammock Preserve, which was developed more than a decade ago.
