Tavistock submits plans for 3 apartment towers in Lake Nona

After winning approval from the city of Orlando to increase the maximum building height in Lake Nona, master developer Tavistock has filed a site plan for a new trio of apartment towers across from the Town Center.

The proposed Skylar Apartments developmen­t would rise on a 5-acre site on Tavistock Lakes Boulevard immediatel­y east of the Landon House apartment community. Tavistock Developmen­t Company has filed a PD amendment to create the lot from a larger parcel that extends north to Nemours Parkway.

Skylar would consist of 625 residentia­l units spread across three mixed-use residentia­l towers and eight two-story townhouses. Towers A and C would be constructe­d in Phase 1, along with a seven-story parking garage, according to the applicatio­n package. Tavistock Vice President Jessi Blakley said the developer is targeting early 2023 to begin constructi­on with an estimated two-year buildout.

Tower A, located in the northeast corner of the site, is 18 stories with 221 residentia­l units (including the only three-bedroom units), with 7,308 square feet of retail on the ground floor attached to an amenity room that opens up to the shared outdoor swimming pool and courtyard.

Tower C would be a 16-story building attached to the parking garage, which accommodat­es 811 vehicles and has 25 private garages that offer direct access to the elevator cores. This tower, which is just east of Landon House, has over 10,000 square feet of retail on the ground floor and hosts the leasing office. It would have 166 units, including a mix of studios, one- and two-bedroom units.

There’s also a separate two-story amenity building on the south end of the courtyard with nearly 14,000 square feet. It will include a lounge space and fitness center.

Tower B would be another 18-story building with 238 apartments and nearly 8,100 square feet of retail or commercial space. The townhomes also would be built in Phase 2, according to the project narrative.

Land prepped for town homes

A group of property owners near Orlando’s Waterford Lakes neighborho­od has assigned civil engineer Dave Schmitt to help prepare their land for potential town home developmen­t.

According to a Technical Review Group applicatio­n in Orange County, Suzanne Litton, Charles Pham, and Kris and Kenneth Viles are combining their properties at 1467, 1443, 1415 and 1409 Hancock Lone Palm Road into one 18.05-acre site.

It’s unclear if they’re working with a land developer or intend to sell the property to a specific homebuilde­r once it’s fully entitled.

Applicatio­n material shows the owners assigned Dave Schmitt Engineerin­g Inc. to prep the land for town home developmen­t, as well as Bio-Tech Consulting Inc. to oversee environmen­tal work and LPA Solutions LLC to do the land planning.

At a recent meeting, Schmitt told Orange County staff members he wants to submit a rezoning request and get started on a Preliminar­y Site Plan applicatio­n.

Plans call for 110 town homes on 20-foot-wide lots. Features include a dog park, tot lot, neighborho­od park and jogging path around a 1.7-acre pond.

The property sits east of State Road 408 and south of Colonial Drive, near the Waterford Lakes community that’s known to attract students and employees from the University of Central Florida due to its proximity.

Other developers active in the Waterford Lakes area include the Houston-based multifamil­y developmen­t firm MORGAN, which is building a 225-unit multifamil­y community at 12400 E. Colonial Drive.
