Orlando Health plans new corporate office tower in SoDo
Orlando Health is planning a new 200,000-square-foot corporate office tower near its main campus in Orlando’s SoDo district, according to a report in GrowthSpotter.
Members of the company’s development team and their planning firm, GAI Consultants, held a pre-application meeting with city staff in December to discuss the project, which would rise at 1227 S. Division Ave.
Orlando Health purchased the site in 2018 for $1.6 million from AT&T, which previously operated a small office and a warehouse, both built in 1959, on the site. The hospital also bought the adjacent warehouse at 1309 S. Division Ave., increasing the size of the property to 3.68 acres.
Spokeswoman Kena Lewis said the meeting was fairly routine.
“Orlando Health continually reviews our real estate portfolio and land use regulations governing same,” she said via email. “The meeting to which you’re referring was a part of the normal review process for the downtown Orlando campus to ensure we are able to meet the community’s future healthcare needs.
The size of the project would be comparable to the office portion of Lincoln Property Company’s new 32-story The Edge tower set to rise as part of Church Street Station. The Orlando Magic Sports + Entertainment District is also slated to have 200,000 square feet of Class A office space in the first phase, which is scheduled for construction later this year.
A 200,000-square-foot office building on Division Avenue site could rise 10 stories or more, based on the size of the floorplate.
Orlando Health currently operates 16 hospitals and nine freestanding emergency rooms and is adding three new hospitals (in Lake Mary, Lakeland and Wesley Chapel) and one more ER. In addition, the company owns or operates 23 medical pavilions and employs nearly 5,000 physicians.
The company just opened a new medical pavilion at Randal Park and also filed plans in late 2023 for a new 6-story, 189,000-square-foot children’s pavilion on Lake Beauty Drive across from the Arnold Palmer Hospital for Children in SoDo.
The new six-story facility will bring over 30 pediatric specialties together under one roof, enhancing care collaboration and improving the patient and family experience. The pavilion is scheduled to open in 2026.
