Walmart Neighborho­od Market plan submitted

Plans for a Walmart Neighborho­od Market arrived at Pea Ridge City Hall. City building official Tony Townsend received the plans Monday. The design is on the agenda for the next technical review committee meeting of the Pea Ridge Planning Commission meeting set for Sept. 5. The property was purchased by Walmart in 2006.

Typically, large-scale developmen­t plans are reviewed during a technical review meeting attended by Planning Commission members, as well as Townsend and city department heads, to question and advise engineers for the developmen­t. The plan is then sent to the Planning Commission.

If the Walmart Neighborho­od Market plans are submitted to the city by the deadline, it will be on the agenda for the Oct. 1 Planning Commission agenda. The meeting is scheduled to start at 7 p.m.

“I think it’s good,” Mayor Jackie Crabtree said. “I know opinions run both ways, but overall, I think it’ll be good.”

Townsend said a request for a variance has been submitted for the parking lot requiremen­ts. City regulation­s require one parking space per 200 square feet of building; Walmart is requesting one parking space per 250 square feet of building. There are 168 parking spaces on the design. The design also includes trees, per city landscape regulation­s.

The 41,839-square-foot building entrance faces south (Slack Street) with the pharmacy drive-through on the east (Carr Street). The plans show an entrance for delivery trucks off Slack Street with two entrances off Carr Street.

According to the Walmart plan submitted, there are 33.707 acres. According to a warranty deed dated May 17, 2006, the 36.2-acre lot was purchased from Helen R. Miller for $2,177,000.

This past month, surveyors were on the site, and on Thursday a truck and drill rig from Terracon were on site taking soil samples.
