A tranquil setting and hassle-free lifestyle await residents of The Plaza in Bella Vista.

The Plaza is the only senior cooperativ­e housing facility in the state, said Ed Delk, marketing committee chairman. Instead of owning a specific piece of property, each resident owns a share in the entire complex. Northwest Arkansas residents ages 55 and older can enjoy home ownership in a tight-knit, active community without the worry of lots of monthly bills, taxes or insurance.

Membership includes one of the 59 units in the complex, along with access to the exercise room, workshop, library and extra guest quarters. Members also enjoy card game groups, movies during the winter, monthly bingo and a quarterly potluck.

The Plaza is controlled by its residents, who elect a board of directors to preside over the complex.

Delk suggests that prospectiv­e residents start by touring the facility and learning more about available space. Units range from one bedroom/ one bathroom and 700 square feet to two bedrooms/two bathrooms and a den totaling 1,775 square feet. Each unit includes all kitchen and laundry appliances.

The membership price includes the cost of the unit, plus monthly fees that cover everything but telephone. That includes property taxes and insurance, as well as utilities and second-tier cable. Food service is available Tuesday-Saturday, and Sunday brunch is served twice a month.

“[The Plaza] has all the benefits of home ownership without the hassle,” Delk said.

Should a member decide to sell ownership, the seller gets the proceeds, minus a small marketing fee. “The owner gets back equity,” Delk said. The investment in the complex provides more than just equity. Delk said The Plaza provides a true community, where residents can socialize and be secure. “We look after one another,” he said. The Plaza is located in the scenic hills of Bella Vista near the junction of Arkansas 279 and 340. The location is convenient to a courtesy van service and near doctors’ offices and a salon.

Monthly fees include membership in the Bella Vista Property Owners Associatio­n, providing residents access to all Bella Vista amenities, including the lakes, pools and golf courses.

“We emphasize the independen­t lifestyle for active, independen­t seniors 55 or better,” Delk said. “We believe it not only adds years to your life, but adds life to your years.”
