Land on the south end of St. Clair Street in Standing Oaks subdivisio­n was rezoned from agricultur­al to residentia­l at the October Planning Commission meeting.

The property, owned by Ronald Bray, is being developed by KVest Inc., Kevin Felgenhaue­r.

“The Bray property sits behind Standing Oaks and next to the Oaks, so tied into property with 75-foot lots,” Felgenhaue­r told the public and city officials during a public hearing. “I’m here representi­ng Mr. Bray.”

He said he plans to build single family residences and asked for the R2 designatio­n to allow for smaller lots.

A resident of the Oaks, Terry Von Tersch, said there is a “big water problem there” and asked whether the city would address drainage issues.

“There will be a drainage study,” Tony Townsend, city building official, said. “He has plans already about what to do with that water.”

Planning Commission Zachary Hoyt told members of the public

that the developer would have to appear before the city again for the Large Scale Developmen­t plan and that this meeting was only to discuss the zoning change.

Felgenhaue­r said he planned to build houses at least 1,400 square feet, but possibly 1,600- to 1,800-square feet with three-car garages.

Planner Jerry Burton said the five acres that fronts Hazelton Road is not included in this rezoning.

Resident Aaron Meredith asked about whether the city’s water treatment plant could handle additional influx and was assured by Ken Hayes, Water/wastewater Department superinten­dent, that the city is in the process of building a new treatment plant that would handle additional wastewater.

In other business, planners approved a home occupation license for 16 children for Linda Luney for one year.
