Planners OK lot split
In a brief Pea Ridge Planning Commission meeting, city officials approved a home occupation request and a lot split request Tuesday, Oct. 1.
Bobby Cook of 2340 Barnes Circle told planners he was “applying for a dealer’s license from the state,” has a two-car attached garage and plans to sell cars on Facebook marketplace and Craigslist.
“I won’t have any cars for sale in the yard,” Cook told commissioners.
He said the sign, required by the state, will be on a back gate by his shop “so it won’t be an eyesore.”
The motion to approve was made by Patrick Wheeless and seconded by Al Fowler. It was approved unanimously by those commissioners who were present. Two commissioners (Michael Wilhelm and Greg Pickens) were absent.
City building official Tony Townsend told Cook he could come by City Hall for the business license
Cody Magnuson presented a lot split to the city requesting a tract of land in Sugar Creek Residential Community be split.
Townsend said the 50-foot wide utility easement needs to be described as a right of way instead of an easement and that lots
1-4 have to be R1.
“This whole property is in the city limits; tract 4 is not big enough to qualify as agricultural,” Townsend told Magnuson.
“Why does it have to be R1?” queried Dr. Karen Sherman, planner.
Townsend said that in the city, a lot with a residence must be a minimum of five acres to be zoned agricultural. Magnuson said it can remain agricultural as he doesn’t plan to put a house on it.
“It can remain agricultural, but you can’t do anything with it,” Townsend said, adding the plan could be addressed as a preliminary plat.
“You don’t want to address this as a preliminary plat tonight,” Sherman said. “Get your lot split done then readdress this.”
Street Department superintendent Nathan See advised Magnuson about items needed on the preliminary plat including the road and the location of water and sewer easements and meters.
Townsend told Magnuson to submit a rezone request. Sherman noted a public hearing is required for rezoning property.
