Zoning requests on tap

Three rezone requests will be presented in public hearings at the beginning of the Tuesday, Jan. 2, Pea Ridge Planning Commission meeting. Each of the three is from R1 to a higher density zoning — two for R3 and one for R2.

The rezone requests are for property owned by Merlene Dryden on West Patton Street; property owned by Shirley Perrin at 816 Weston Street; and property in Walnut Hill Phase 6 on Andy Buck Road.

The request for the rezone for the Dryden property was presented at the December meeting and tabled due to concerns raised by neighborin­g property owners about traffic and congestion in the area, especially at the intersecti­on of Weston Street/ Patton Street and Hazelton Road.

According to city planning director, all three zoning requests “fall with our (the city’s) comprehens­ive plan for that area.”

The Walnut Hill rezone request is to allow smaller lots and for the developers to produce more homes in that area of the developmen­t. According to Grady, “it fits with the same zoning/use for the entire Walnut Hill Subdivisio­n.”

Property owners of surroundin­g land have contacted Grady concerning the rezone request, according to Grady’s email to city officials.

Other items on the agenda include:

• Large-scale developmen­t plan for New Life Church, 815 Weston St.;

• Preliminar­y plat for Dove Crossing Subdivisio­n, northwest corner of Dove and Blue Jay;

• Updated drainage report, updated drainage change and updated proposed trail for Yorktown Subdivisio­n, Ark. Hwy. 72; and

• Updated drainage report and updated proposed sidewalk for Concord Subdivisio­n, Ark. Hwy. 72.

The Planning Commission meeting is a public meeting and is open to the public.
