Final residentia­l phase of South Hill’s Newbury community is underway

Brett Malky remembers his childhood in Oakmont fondly.

“I played Wiffle ball with the other kids on the street and hung out at my neighbors’ houses,” he said. “People hung out outside and helped each other out. We were a part of something that was bigger than us.”

Mr. Malky now refers to that “something bigger” as “community” and he and the team that he leads at EQA Landmark Communitie­s have spent the last several years trying to create a similar living experience in South Fayette by building a walkable neighborho­od of new constructi­on homes called Newbury.

“Our vision was to create a neighborho­od unlike any other in the South Hills that harkened back to the past, but was built anew,” said Mr. Malky who resides in Newbury with his wife and two children and serves as the community’s president. “All of our homes are on tree-lined streets with sidewalks on both sides and have front porches.”

The mixed-use developmen­t sits on an approximat­ely 400-acre site that’s adjacent to the Bridgevill­e interchang­e of Interstate 79. Decades ago, it was home to a Koppers plant that occupied the valley. At build out, Newbury will consist of 200 singlefami­ly homes that range in value from $300,000 to more than $1 million and a 250-unit garden apartment complex that’s comprised of 11 threestory buildings. (Work on the rental community will begin later this year.) The first new retail building that’s a part of the larger Newbury Market will be underway soon. It’s called the Gateway Shops and will be at the entrance to Newbury on Route 50. It will feature a bank, a nail salon, a telecommun­ications store and four restaurant­s.

The intentiona­lity of Newbury seems to resonate with a wide range of homebuyers - only a few completed properties remain unsold.

“It’s been received incredibly well by all people and groups,” said Mr. Malky. “Community is about all kinds of people from all walks of life.”

Newbury residents represent 17 different states and countries including Texas, Florida, Wyoming and Brazil.

“We have families with small children, young profession­als, single mothers, empty nesters and retirees,” said Mr. Malky. “Newbury is a mix of really cool people that want something different and that’s what makes this place great.”

Constructi­on on the final residentia­l phase of Newbury is currently underway and will consist of 47 single family homes. Instead of flattening out the site, each home will be built with the contours of the land, which, Mr. Malky said, will change the look and feel of the neighborho­od.

“We’re excited because this is something that hasn’t ever been done at Newbury,” he said.

“This last phase is your last chance,” said Mr. Malky who said that there have been just three resales since Newbury’s inception. “Once people move here, they never leave.”
