Answering The Tough Question,“Should We Sell Our House Or Wait?”

-

Over the last couple of years selling a house couldn’t have been easier, regardless of its condition. If your home was move in ready, you could call any local real estate agent to list the home and, within days, have a full price offer. Homeowners looking to sell the cash route could get 10-15 offers from investors in days as well.

Interest rates were low and demand was artificially high based on multiple factors leftover from the pandemic. Unfortunately, we’re not in that market anymore and it’s leaving homeowners to ask the question “should we sell our house now or wait until the market gets better?”

Ryan Scialabba, with his company, HomeBuyers of Pittsburgh, strives to offer homeowners flexible solutions when selling their home. Over the years they’ve been able to help people navigate through many tough situations and get the most for their home. They’ve helped people transition to assisted living smoothly, others sell inherited homes, and others sell homes is disrepair. They’ve helped landlords cash out, stopped foreclosures, and others navigate through things like divorce, short sales, and bankruptcy.

“The fall and early winter are busy times of the year for us because people are asking themselves if they want to sell now or in the next spring market.” Said Ryan Scialabba, Owner and Licensed Realtor. “Couple that with the market changing almost daily, and the decision isn’t getting any easier.”

“My business partner, Arch, started buying homes in 2005.” said Mr. Scialabba “I got my real estate license in 2012 and started buying homes a year later. Between the two of us we’ve seen every market cycle there is. There have been times where it was very hard to sell a house and times where it couldn’t be easier - the hardest times are in the middle because a lot of people are on the fence. Simply put. what we’ve learned, is that it doesn’t pay to wait.”

The company has a simple 3-step process for helping homeowners sell their homes. It starts with a 5-10 minute phone call where the team learns more about the house and the situation to see how they can help. The team then sets up a home evaluation, where they spend time with the homeowners figuring out the value of their home and the best route to sell. Once an option is picked, they move to closing on the sellers timeline.

“”It’s been tough navigating the last couple of years.” Said Ryan Scialabba “And In the last few months, because things have been changing so much, people really just want to be confident they’re making a good decision and working with someone they can trust.””

Rosemary, a recent homeowner that sold team, had this to say about her experience.
