$25M Rye home listing could tie neighbor’s NH record
RYE — A 10,300-plus-square-foot Rye home has hit the market for $25 million, just a few houses down from the home that sold for a New Hampshire record $25 million on Dec. 29, 2022.
The five-bedroom, nine-bathroom oceanfront house at 17 Straws Point is a rarity even in the high-end Seacoast market, being listed for eight figures.
The listing for the 1.4-acre property states the home is perched on the very tip of the point and contains sweeping views of Kittery Point to the north, the Isles of Shoals to the east, and Cape Ann and Gloucester, Massachusetts to the south.
“The infinity pool and outdoor kitchen are perfect for hosting,” said realtor Jim Giampa, who listed the property. “The home was crafted by the current sellers to establish private areas for both family relaxation and entertainment, all while enjoying remarkable views. A residence of this caliber in such a prime location is a rarity on the market, often being considered a legacy property meant to be cherished by successive generations.”
In late 2022, Giampa represented the buyers of the $25 million home purchased at 30 Straws Point, an off-market deal. John Rice, statistician for the Seacoast Board of Realtors, said at the time the transaction was the most expensive New Hampshire single-family home sale in state records, which date back to 2003.
A $7 million home sale on the oceanfront in North Hampton is the highestpriced on the Seacoast thus far in 2023.
Straws Point is now home to a second seller looking to make a $25 million splash.
Rye property records show the owner of 17 Straws Point is 17 Straws Point LLC, which purchased the property in April 2016 for $2.7 million. State business records state that Michael Millward is the principal of 17 Straws Point LLC, which was created two days before the 2016 sale.
The home, designed for more than two years and completed in 2018, features the infinity pool with a basketball hoop attached to it, in addition to a bathhouse, outdoor patio and an elevator within the home. The residence also features a pool table, wet bar, fireplace, wine cellar, cathedral ceilings, and fitness and movie rooms, among many amenities.

Private viewings of the 17 Straws Point home are exclusively reserved for prequalified buyers, according to the listing. Property taxes on the home exceeded $48,000 last year, the listing states.
The single-family home was officially listed on Aug. 23.
