When Krista Garcia purchased her first home two and half years ago, she became the first resident to move into a unit at The Modern at Crockett Park. The townhomes, located in Tobin Hill, are minutes from The Pearl, the River Walk and numerous bars and restaurant­s. Garcia, a pharmacist, was looking to move closer to her job downtown. When she came across the townhomes, they were still under constructi­on.

Once Garcia moved in, it didn’t take her long to settle into her 1,669 square-foot, four-level townhome. Her mudroom is on the first floor; the living room, kitchen area, and half bath are on the second floor; the 3rd floor has both bedrooms with full bathrooms; the fourth level is the rooftop terrace.

Garcia said she has enjoyed being able to walk or ride a bike to her favorite places. However, the 36-year-old will soon begin a new chapter in her life, so she has put her home on the market. The list price is $410,000.

Q: What has it been like living in a townhome with four levels?

A:

At first, I was really concerned about the noise level. It’s kind of a duplex, so I wasn’t sure what to expect. But they put in really good insulation, and it’s been great.

Q: When you enter the home, what’s the first room you see?

A:

The first room I converted into my mudroom area. You have access to the garage as well. And then you go up the stairs, and you hit the kitchen and living room area.

Q: What features does the kitchen have?

A:

The kitchen has an open floor plan. You have your living room right there so you can watch TV if you needed to while you’re cooking. It has a bar area. I also have a dual wine fridge. It has upgraded Bosch appliances and a walk-in pantry.

Q: Is there a yard? A:

Yes, there’s a little yard. I have a Labrador, so he needed a yard. But there’s also a dog park. It’s a few feet away from my entrance.

Q: Are there other amenities, such as a pool?

A: No, just the dog park. The HOA is reasonable; it is about $350 a year.

Q: Do you have a garage?

A: It’s a tandem garage, so you have the garage and carport. Two cars will be covered.

Q: Any other unique features? A:

The rooftop is what sold it for me. Having that skyline and seeing the fireworks during New Year’s Eve and the Fourth of July was great.

Q: What room or floor is your favorite?

A:

Definitely, the rooftop. I was able to mount a TV up there. Prior to COVID, I could have some people over, and everyone would lounge up there, so that was good. During cold weather, I placed a firepit there, cooked s’mores, and had some wine.

Q: Tell me about the view. A:

I think of all the townhomes, mine has the best view. You can still see the skyline downtown, which is great. None of the other buildings block it. You’ll see all the lights on the Frost building.

Q: What nearby restaurant­s do you recommend?

A:

I head down to The Pearl on my bike. I would take a five-minute Uber downtown to all the restaurant­s in Southtown. Any of those restaurant­s are great.

Q: What about entertainm­ent, nightspots for music, etc.?

A:

You have the St. Mary’s Strip, and then you also have the Pegasus, the Sparky’s area, and you also connect downtown and all the different bars on the River Walk.

Q: How would you sum up life at The Modern?

A: I loved living there. I loved being so close to everything. I love the commute. You also have I-35 right there, which is nice if you’re going out of town. And the options for eating, there’s so much to eat down here, it’s crazy.
