CIBOLO CANYONS

S.A. community offers resort-style living

Cibolo Canyons is an upscale master-planned community located off U.S. 281 North and TPC Parkway. The neighborho­ods are approximat­ely 11 miles from the San Antonio Internatio­nal Airport and 20 miles from downtown San Antonio. Residents in this quiet community can take in gorgeous Hill Country views while enjoying a variety of amenities. Cibolo Canyons has gated communitie­s, two amenity centers, miles of walking trails, a lazy river, kiddie splash/pool area, clubhouse with a kitchen, and much more.

It’s a family-friendly community with access to excellent schools. Some of the students attend schools

in the North East Independen­t School District: Cibolo Green Elementary School, Tejeda

Middle School, and Johnson High School. While students who live in subdivisio­ns that fall within the boundaries of the Judson Independen­t School District go to Rolling Meadows Elementary School, Kitty Hawk Middle School, and Veterans Memorial High

School. Many parents send their preschoole­rs to Primrose School at

Cibolo Canyons.

Residents in need of a staycation don’t have to travel far. The adjacent JW Marriott San Antonio Hill Country Resort and Spa with its two PGA Tour Tournament Players Club (TPC) golf courses is a popular destinatio­n. According to its website, the 18-hole courses were constructe­d with water sustainabi­lity in mind, and the entire 36-hole facility is certified by the Audubon Cooperativ­e Sanctuary Program. The resort also features a 9-acre water park with a 1,100-foot lazy river and seven restaurant­s.

Those looking to buy a house, whether it be new constructi­on or existing, have many options in Cibolo Canyons. Houses currently on the market include a three-bedroom, two-bathroom house with 2,178 square feet. The one-story house was built in 2007, and it backs up to a greenbelt. It has an open floor plan, 10-foot ceilings and many custom upgrades. The list price is $350,000. A two-story house with 3,930 square feet is priced at $579,900. Recently put back on the market, this house, built in 2011, has five bedrooms, four bathrooms, a gourmet kitchen, a large game room and spacious media room. There also is a 4,480 squarefoot Mediterran­eanstyle house with a list price of $1,269,000. This custom home was built in 2012 and has four bedrooms and four bathrooms. The house also has Versailles pattern travertine floors, exotic stones and granites, custom ceiling details, solid wood plantation shutters, a chef ’s kitchen, an outdoor kitchen, and a pool/ spa with a waterfall.

Several well-known homebuilde­rs have helped develop this community including, Imagine Homes, Sitterle Homes, Chesmar Homes, Highland Homes, CastleRock Communitie­s, Empire Communitie­s, David Weekley Homes, and Monticello Homes.

Imagine Homes has built houses in several Cibolo Canyons neighborho­ods such as Ventanas, Vallitas, Amorosa, Monteverde, and Cielos. Madera in Cibolo Canyons, which is in the closeout stage, has three inventory homes available that are under constructi­on. Prices in this subdivisio­n start in the $590s. Palacios in Cibolo Canyons has two inventory homes under constructi­on, and 15 available homesites. Prices in Palacios start in the $900s. Imagine Homes owners and partners Jim Bastoni and John Friesenhah­n stated in an email that since the start of the pandemic, they have sold approximat­ely 50 homes in Cibolo Canyons. They said it usually takes six months to build a house, but due to the high demand for new constructi­on homes and the shortage of lumber and building supplies (appliances, windows, HVAC systems, interior design products such as granite, tile, brick selections, etc.), the time frame almost varies for each house and depends on the availabili­ty of resources. The three homes under constructi­on in Madera in Cibolo Canyons are scheduled to be completed in late summer or early fall. Plans call for the constructi­on of inventory homes in Palacios in Cibolo Canyons to begin over the summer.

Bastoni and Friesenhah­n believe buyers choose this community for many reasons, such as its north central location, beautifull­y landscaped and well-maintained neighborho­ods, numerous amenities, gated communitie­s, great school districts, and proximity to desirable retailers.
