Rockport: A coastal beauty full of surprises

- By Donna Provencher Contributing Writer

The beautiful coastal city of Rockport, with its population of more than 10,000, is a popular destination spot for tourists – and a popular place to live for home buyers.

Kathy Tullis, a fulltime REALTOR® from Rockport with a Certified

Luxury Home Specialist Certification, specializes in residential and vacation homes. She has been selling real estate for 18 years in Rockport, Corpus Christi, Port Aransas and surrounding areas. And her love for Rockport is real: She had a second home in Rockport before making the town her permanent home in 1993.

According to Tullis, February through August is the busiest time of year for those looking to buy homes and property in Rockport, and demand is skyrocketing.

“Buyers are looking for either permanent homes or vacation homes,” she said. “The market has hit its high since COVID and we are still busy selling and listing homes.”

She added that as soon as Rockport property goes on the market, it’s snatched up quickly.

“If it’s priced right and in a good location, there are usually multiple offers,” Tullis said.

It’s no wonder: Rockport homeowners get to enjoy Rockport Beach with its gorgeous wildlife and fishing piers, trips to Rockport Center for the Arts, the Texas Maritime Museum with exciting Gulf Coast history exhibits, and Fulton Mansion, an exquisite and fully restored home from the 1800s with sprawling gardens.

And beyond the beach, there’s great fishing, restaurants and shops, as well as art galleries, museums, birding sanctuaries – and many, many entertaining local events for visitors and residents alike.

Tullis sells to a wide range of buyers in Rockport, of all ages and backgrounds – selling homes, condos,

land and commercial properties.

The homes are turnkey ready for a potential buyer to move right in, and neighborhoods have established and well-maintained homes.

“Depending if buyers want to live on a canal or a property with acres, we have it all,” Tullis said. “We sell both vacation and full-time homes.”

“Rockport is a charming little town with historical homes, and home to the Texas first Blue Wave Beach, minutes to the Gulf of Mexico,” Tullis said, adding that Rockport is often recognized as one of the finest places to live in Texas.

The average price of homes is between $300,000 and $800,000.

“However, just this year alone, we have sold 18 homes between $1 and $3 million,” Tullis added, “which are the highest-priced homes we have sold in years.”

It’s because of this increased demand for Rockport homes that buyers should act quickly when they come on the market.

Rockport is “quaint,” Tullis said, known as a sleepy little town that is among the best-kept secrets in Texas. And, she noted, at this charming paradise, you’ll feel like you’re on vacation every day.
