Welcome to the 2024 Spring Tour of Homes

It is a pleasure to welcome you to the 2024 Spring Tour of Homes presented by CPS Energy. This year, we are pleased to showcase six key communitie­s along with 73 homes located within the 22 counties that the Greater San Antonio Builders Associatio­n (GSABA) serves. The tour is open two weekends in April: on Saturday, April 6th, from 10:00 am to 5:00 pm and on Sunday, April 7th, from noon to 5:00 pm and on Saturday, April 13th, from 10:00 am to 5:00 pm and Sunday, April 14th, from noon to 5:00 pm.

The Spring Tour of Homes truly offers something for everyone. There are many architectu­ral styles of homes on the tour this year including American Transition­al, Contempora­ry, Modern Hill Country, and more. A few of the hottest trends new home buyers are seeing in 2024 is the comeback of bold and saturated colors inside the home. Neutrals and toned-down colors in calming spaces had their moment during the pandemic, but bold and muted colors are bringing new depth to spaces and rooms in new homes being built today.

Muted tones will become the ‘new’ neutrals this year as homebuyers continue to ask for soft blue, sage green, dusty rose pink, and even buttery yellow as their foundation­al colors. Our Designer members have shared that some homeowners are painting a contrastin­g neutral color on their ceilings, moldings, and baseboards while embracing the new color trends.

Builders and their designers are also embracing new edgy lighting trends and fixtures. Homes on the tour have large-scale fixtures, smaller recessed cans, and intricate sculptural lights. Designers are finding new ways to illuminate living spaces with flair. One of the latest trends in lighting fixtures is using more natural materials such as rattan, wood, or clay. Builders are pairing these natural materials with lighting hardware that creates ambiance!

Wallpaper and organic natural wood have returned in the last several months. Buyers visiting homes on the tour will find wallpaper in surprising places like linen, towels, and coat closets, bringing a special feel to smaller spaces. Builders have also returned to using natural wood in small spaces, making them feel comfortabl­e and inviting. Some home designs feature full walls of natural wood.

The “Must Haves” list hasn’t changed much for buyers in the new home market over the past few years. Gourmet and spacious kitchens, hardwood floors, granite countertop­s, separate laundry rooms, lots of storage, outdoor living areas, energy efficiency, and curb appeal all top the list of features that new home buyers are looking for today. On tour, you will find elaborate wet bars and back-to-back kitchens in a few of the custom luxury homes, along with butler pantries and wine storage rooms.

Certain Key Communitie­s feature Amenity Centers with swimming pools, walking trails, and schools nearby. While we have six key communitie­s being featured, the new homes on tour are located throughout GSABA’s 22-country area, which includes San Antonio, Boerne, Castrovill­e, LaVernia, Converse, Shavano, Park, Seguin, Schertz, and Tapatio Springs.
