I think the best way to describe the current market for sellers is as follows: If you list your home for sale with me, here is the likely scenario. We will receive Multiple offers; like 3 or 5 or 7 offers, all in the first week or so. Offers are almost always over asking price. Normally buyers might ask for some sort of repairs or credits after all their inspection­s to address various issues, NOT ANYMORE. Contracts are being written so that the seller will not have to do any requests for repairs or offer any credits, nothing. Selling property as-is. Normally a purchase is contingent on the home appraising at contract value, NOT ANYMORE. Buyers are waiving the appraisal contingenc­y and buyers will come up with the cash difference. If appraisal comes in under the purchase price, seller has no worries. Normally the seller is expected to be out of the home and vacated by 6PM on the day escrow closes, NOT ANYMORE. Sellers are requesting one, two, three, weeks of time to vacate the home after buyer purchases the property. And sellers are getting to stay for FREE! Normally the contingenc­y periods extend to about 17-21 days… NOT ANYMORE. Most buyers are shortening the time frames to 10-14 days. This way the seller knows a lot quicker that the transactio­n will happen and there will not be any issues. So, the transactio­n gets done sooner, seller gets their money, and they can also take some FREE time to move. If you are thinking of selling, give me a call, text or email.
