PSAR: MORE INVENTORY IN ALL PRICE SEGMENTS

The Pacific Southwest Associatio­n of Realtors (PSAR) reports inventory of available homes for sale in California increased by at least 88 percent in all price segments in November 2022, compared to November 2021. In November 2022, PSAR said the unsold inventory statewide for homes priced at more than $1 million increased by 128.6 percent, followed by 113.3 percent for homes priced in the $500,000$749,000 price range and the $750,000- $999,000 price range. The inventory of homes priced at $500,000 and below increased 88.9 percent in November. With home prices cooling and market competitio­n easing, qualified buyers who missed out the past two years are finding sellers who are willing to negotiate, PSAR said.

PSAR: HOME TENURE IS UP TO 18 YEARS

The Pacific Southwest Associatio­n of Realtors (PSAR) reports the typical homeowner is staying in their home for 10 years before relocating. It’s an all-time high for tenure in a home, said PSAR, citing a 2022 National Associatio­n of Realtors buyer-sellers survey. Between 1987 and 2008, the typical tenure was between six and seven years. Meanwhile, the tenure for first-time buyers is 18 years, another all-time high, up from seven years in 2007. PSAR said one reason first-timers are not moving frequently is because of their success at home buying. After saving enough for a down payment and learning how to budget monthly payments, they’re staying put for a while.
