IS THIS YOUR SITUATION?

- SEAN’S THOUGHTS From your local Real Estate Agent/general Contractor

Scenario #3

Continuing the discussion from the last three weeks; For some reason you are now the proud owner of a home in the San Diego County area. Maybe you inherited the home or a relative passed and you are now the responsible party for this home.

The first solution and also the most popular is to do NO work on the home but sell it quickly, for cash, with a solid profit. The second most popular solution is to sell the property after doing clean up and repairs for a decent profit. But #2 requires some decisions, time and money. The third and least popular option is to renovate the home to sell for maximum profit. Now, while this sounds exciting and can be very profitable, most people underestimate the effort and money involved to take this route. Some of the questions are: who is advancing the money? What are the proper renovations to complete to get the maximum profit? How long does it take? How many decisions will have to be made regarding materials, colors, and layout? And, how do I find an honest, reliable contractor? Option #3 is all about time, lots of effort and upfront money. But it can be profitable. As an honest and reliable contractor, I can certainly offer you this option and provide a list of references from past projects. Berkshire Hathaway Homeservices California Properties also offers its PINNACLE program to alleviate many of the concerns with option #3. They have designers, contractors and even front the money for renovations until you sell. So, hopefully these last few weeks have prepared you for a time when you may be in this situation. Feel free to reach out any time.
