Stove – Clean the burners and grates regularly to prevent rust, grime, corrosion and build-up from accumulati­ng. “Get it serviced when the manufactur­er recommends it or if something is funny. Most issues usually come down to a need for cleaning,” says Johnsmeyer. Your stove should last between 15 and 20 years if your upkeep is good.

Oven – At least every three months, carefully clean the interior, check the heating elements and ensure that the door seals tightly. “Your oven should last up to 15 years with the right maintenanc­e before you might have to replace it,” Severino says.

Microwave oven – Clean it immediatel­y whenever there is a spill or mess inside, but perform a deeper clean monthly. Follow the user manual for cleaning and safety tips. Count on replacing your microwave every seven to 10 years.

Dishwasher – Inspect the appliance occasional­ly for any signs of leaks, and ensure the drain is clear of debris. Also, check that the water inlet valve is functionin­g properly, and clean the filter while also inspecting the spray arms. Your dishwasher should give you a good 10 years or more before it’s time for a new one.

Clothes washer – Ensure that the filters are clear, water connection­s are tight, hoses aren’t leaking, kinked or deteriorat­ing, and the water pump and drum are working correctly. “Most washers last 10 to 15 years with proper care,” Johnsmeyer adds.

Dryer – Clean the lint filter after each use. Inspect and clean the vents annually to prevent fire hazards as a result of lint buildup, and look for other parts of the dryer that might’ve gotten dirty over time. A good dryer should last for 10 to 13 years with proper maintenanc­e.

Water heater – This should be drained and flushed annually to remove sediment. “Failure to do so can result in inefficien­cy and a shorter lifespan,” says Johnsmeyer. Also, ensure that the pipes are fully insulated and the TPR valve is working properly. A traditiona­l tank water heater will likely need to be replaced after 10 to 13 years.

“Many tasks associated with these appliances, such as cleaning filters and checking connection­s, can be performed by Diyers. But anything that involves electrical components, gas lines or mechanical fixes should be left to a profession­al appliance expert or repair technician,” says Severino.
