PSAR: HOMEBUYER SENTIMENT IS LOW
The Pacific Southwest Association of Realtors (PSAR) reports consumers are pessimistic about the housing market, despite softening home prices and declining interest rates. Citing a California Association of Realtors market analysis released Dec. 11, PSAR noted the share of consumers who said it was a good time to buy reached a new low of 14 percent, according to a recent Fannie Mae national housing survey. However, consumers are more positive on home selling, with 60 percent saying it was a good time to sell in November 2023, a dip from 63 percent in October 2023, but an increase from 54 percent recorded in November 2022. Also, 22 percent expect lower mortgage rates over the next 12 months.
PSAR: ONE-THIRD OF BUYERS ALL-CASH
The Pacific Southwest Association of Realtors (PSAR) reports roughly one-third of U.S. homebuyers, or 34.1 percent, are paying all cash in many of the 40 most populous metro areas, including San Diego. In a blog post to its members, PSAR noted that many affluent Americans are opting for all-cash to stay away from the sting of a home loan with a high interest rate, according to a study from Redfin. Also, all-cash homebuyers are spending less on housing and keeping more cash in the bank by avoiding the high interest payments, Redfin stated. The 34.1 percent for all-cash buyers during September 2023 was the highest share since 2014, the study found.
