Council OKS extension for housing project

The Poway City Council met in a brief meeting Tuesday night where it approved an extension for an 80-acre Tentative Tract Map and a list of street improvemen­t projects.

The meeting, which was less than 30 minutes, was closed to the public due to the COVID-19 pandemic, but was available to view virtually on the city’s website. Members of the public wishing to comment were able to call in.

The council unanimousl­y approved granting a one-year extension for Tentative Tract Map 16-005, known as the Larchmont Subdivisio­n project. The TTM was due to expire March 20.

The project site is an approximat­ely 80-acre property at the easterly terminus of Larchmont Street, which is just east of Pomerado Road and north of Twin Peaks Road. The project site is composed of two separate, but contiguous, legal lots.

The council originally approved the project on March 20, 2018. The project will develop about 21 acres of the property into 10 residentia­l lots ranging from 1 to 7 acres in size. The remaining roughly 59 acres will be permanentl­y dedicated to open space. The extension of the TTM does not propose any changes to the project.

The council also adopted the Transnet Local Street Improvemen­t Program list of projects for fiscal years 202021 through 2024-25. Every two years, the Transnet Extension Ordinance requires local agencies to adopt a five-year list of projects to be included in the Regional Transporta­tion Improvemen­t Program.

The city of Poway’s share of the Transnet revenue for the local street and road program improvemen­ts is estimated to be $8.3 million over five years. The ordinance requires no more than 30 percent of revenues be spent on local street and road maintenanc­e-related projects.

Some of the items on the list adopted by the council include the annual street maintenanc­e project, the neighborho­od sidewalk project, work on the Espola Road bike and pedestrian project and adaptive signals on Poway Road.
