A ‘simple and clean’ design

Newly built residences in S.F.’s Lower Nob Hill

Michael Dadario wants the future residents of 1238 Sutter St. to feel at ease while experienci­ng elegance every time they arrive home.

“We went with a design that was simple and clean,” said Dadario, who selected all the interior finishes of the 37-unit building built by Celtic Developmen­t that’s now known as Sutter North. “We wanted it to be a place where people can walk in the front door and say ‘I’m home.’”

The experience begins with a soaring and dramatic lobby accented by a downlit wall of textured stone. A Beaux Arts chandelier stretching seven feet wide complement­s the lobby’s brass sconces and illuminate­s an expansive, custom-made wallpaper map of San Francisco.

The inspiratio­n to use a map as wall decor came to Dadario after he received a gift wrapped in tissue paper bearing vintage cartograph­ic illustrati­ons.

“The lobby is very dramatic,” he said. “You walk in the lobby entry, and it has a certain wow factor.”

Dadario employed a neutral color palette inside the studios, one and two-bedroom homes allowing residents to decorate their home to suit their own tastes. The wide plank walnut wood flooring with radiant heat throughout creates an infinite space.

Homes include IPE patios overlookin­g the cityscape. The chef’s kitchens enjoy Bertazzoni ranges, sleek porcelain counters and Gamadecor by Porcelanos­a cabinetry. The oversized bathrooms are clad in Amalfi largescale ceramic tiles and offer Duravit soaking tubs with showers over the tub and Grohe faucets.

“The variant shade of a darker gray paint makes the ceilings appear higher,” Dadario said, “creating a voluminous feel to the interiors.” Homes include stackable Bosch washers and dryers, as well as closets with custom built-ins designed by Easy Closets. The residences offer LED lighting to accompany the natural light pouring through floor-to-ceiling windows that brighten the units.

The building includes a virtual doorman, and there’s a storage room for package delivery.

While elements of the building remain under constructi­on, the homes are almost ready for move in.

“This project was a fantastic collaborat­ion, we all worked really well together and were able to create a product that is fresh and modern,” said Colleen Cotter of Vanguard Properties, listing agent for the property.
