Russian Hill co-op retains period details, charm

- By Jordan Guinn

Set within an enclave of garden homes designed by T. Patterson Ross in 1921, 1020 Union St., Unit 1, offers privacy and bay views amid a traditional floor plan accentuated by contemporary flourishes.

Though modernized, the listing retains a wealth of period charm. Arched entryways lead to the bedrooms, while ornate crown molding traces around the living and formal dining rooms.

“Any work that’s been done has really maintained original feel and space,” said Alexis Coddington of Sotheby’s International Realty, who is listing the three-bedroom for $2.7 million. “This unit has been remodeled, but it kept the original details as much as possible and integrated it into

a plan for modern living.”

One highlight is the sun room, a bright, spacious retreat bordered by picture windows. These windows welcome in natural light while framing views of the bay and surrounding cityscape. The sun room opens to the unit’s private terrace, which offers 485 square feet of outdoor entertainment space.

“In a complex of 29 units, it’s rare to have that kind of outdoor private space,” Coddington said. “It’s unique.”

There’s also a chef ’s kitchen, anchored by a Viking range and Sub-Zero refrigerator. In addition to a service window that peers into the formal dining room, the kitchen includes a casual dining area that frames views of Alcatraz.

The unit enjoys a pair of deeded storage spaces, one of which hosts a window and a closet, making it an ideal spot for a home office. There’s also in-unit laundry, as well as parking in a private garage on Union Street that leads directly to the residence.

Conveniently located, the complex offers easy access to North Beach, the Embarcadero, the Financial District and Jackson Square.

“Russian Hill is a delightful neighborhood with wonderful cafes, shops and restaurants,” Coddington said. “This provides easy access to all of it.”
