A: The following remodeling projects add the most value to a home in today’s real estate market:

Kitchen: Replacing cabinets, adding an island, new countertop­s, flooring and appliances add tremendous value. An eat-in kitchen is a big plus, as is adding a built-in banquet, bench and pillows. If you’re planning to sell, stick with neutral colors, but if you’re remodeling to please yourself, choose colors you love.

Baths: Replacing tubs/showers and adding designer sinks, faucets and vanities, as well as new flooring and light fixtures, will always add value. If space is limited, a pedestal sink is a good idea.

Landscapin­g: Local garden centers often offer free design services, and adding lawn is still popular. Replace overgrown shrubbery with flowering plants. Mix heights and color for a dramatic effect.

Replacing windows: This can be a big payoff, and a sure way to recoup a homeowner’s investment.

Adding hardwood floors: Pull up worn carpeting and refinish old floors to let the wood shine, especially in the main living areas of the home. Hardwood floors are more popular than ever.

Exterior: Consider painting, (doors, trim and siding) and remove old awnings from windows and doors.
