Why Did the Californian Cross the Border?

-

Lake Tahoe is divided down the middle: California to virtually tax-free Nevada, where there’s no state income tax, business tax, or inheritance tax. In fact, Tahoe’s Clear Creek region also features one of the lowest real estate taxes of any in Nevada. Those who envision a liquidity event, work from a home office, as so many of us are doing now, or travel extensively may find a Nevada address the smartest way to balance home and play. Rest assured, all of life’s conveniences, shopping, airports, and healthcare are just minutes away. Clear Creek checks all the boxes for an ideal place to live: a private gated resort community with an acclaimed golf course and abundant amenities away from the crowds, away from the traffic, and away from high taxes.

Home buyers have been snapping up Clear Creek’s spacious homesites, with two offerings this year largely spoken for and tour reservations now being accepted for another debuting August 7. Well over half of these new owners are in the construction process. A big reason the sawdust is flying at Clear Creek are the family-friendly amenities. Late fall will see the completion of an expansive new clubhouse that looks up to a dramatic rock outcropping out over the 18th fairway to the alpine landscape in the distance.

The nationally acclaimed Coore & Crenshaw golf course is Golfweek’s #1 private course in Nevada and #89 Best Modern Courses in the U.S. On the beach in Tahoe, Clear Creek’s Twin Pines Lake & Ski House enjoys 180 feet of secluded shoreline — the perfect place for long days on the Hinckley yacht, paddleboarding, kayaking, or enjoying a festive lunch or dinner. It’s also just four blocks from the ski lifts at Heavenly, and so in winter, your boots will be warm for first tracks and a roaring fire will await your return.

The heart of the community is Summit Camp — the perfect getaway for the whole family. Here are pools for sunning and swimming, bocce, fire pits, and games for kids of every age. There’s a waterslide through the pines that is in a world of its own — crafted from massive 100-year-old timbers reclaimed from the adjoining Schneider Ranch. Even at high summer in the High Sierras, you’ll still be asking for just another minute in a glorious day.
