‘The One’ in Bel Air goes on the auction block

- By Jordan Guinn

A palatial estate so grand, it can only be described as “The One.” Situated at 944 Airole Way, the opulent abode sits atop Bel Air with views of the Pacific Ocean, downtown Los Angeles and the San Gabriel Mountains.

It’s a place with a four-lane bowling alley, five swimming pools and a home theater, as well as a nightclub, full-service beauty salon, wellness spa and 10,000-square-foot sky deck.

“The One is created for today’s billionaire seeking a truly unrepeatable asset, and when it sells, it will be the most significant purchase in the world,” said Aaron Kirman, founder and president of the eponymous Aaron Kirman Group and president of the International Estates Division at tech-leading real estate company Compass.

The listing is being hosted by Concierge Auctions, the world’s largest luxury real estate auction marketplace, and bidding starts at $295 million. Concierge Auctions will manage the auction, which began Jan. 7. Aaron Kirman of Compass and Branden and Rayni Williams of Williams & Williams at The Beverly Hills Estates are representing the listing.

“The One is simply unrivaled. This property features ultra-luxury amenities beyond any buyer’s wildest dreams. There’s a reason The One is setting a new high watermark for global real estate — more flat land coupled with the biggest views, more so than any other property previously for sale in Los Angeles,” Rayni

Williams said.

Occupying 3.8 acres, the estate’s centerpiece is the mansion designed by architect Paul McClean, who’s collaborated with Beyonce, Jay-Z and Calvin Klein on homes in the past.

Despite its grand scale, 944 Airole Way features minimalist aesthetics and the finest in California-style living. Collapsible

glass walls open to the sprawling terraces, as oversized windows welcome sunlight in from all angles.

Water plays an integral role in the design. In addition to the aforementioned five pools, the home is flanked on three sides by shimmering moat.

Neutral palettes define each room that puts the focus on the surrounding landscape. The design is cohesive and thoughtful, despite the grand scale.

A rotating statue by Mike Fields that’s situated in the foyer is one of countless custom details inserted into the home. There’s also a butterfly installation by Stephen Wilson and a custom sculpture from Italian glass artist Simone Cenedese.

The two-story library/office includes a balcony, and 30-foot palm trees shade the outdoors. A three-bedroom guest house boasts floor-to-ceiling windows, while the main pool has an infinity edge and spans the backyard.

There’s room for about 30 vehicles in the garage and the home comes with a 10,000bottle wine cellar.

“Never before listed, the upcoming auction of ‘The One’ will allow buyers to make history by purchasing the largest and one of the most expensive single-residence home to ever hit the global market,” said Chad Roffers, chairman of Concierge Auctions.
