Telegraph Hill penthouse offers amazing views, natural setting

The owners call it a “San Francisco country home.”

This two-level penthouse with a Spanish Colonial design is next door to Coit Tower on Telegraph Hill and offers views from every room.

“It’s very unusual to find a place with such amazing views and a garden setting,” said owner Jennifer Dal Bozzo, who is also the listing agent. “It’s like you’re living in a park. It’s amazingly quiet.”

The home, which is at 268 Lombard St., Unit 1, has three bedrooms, four baths and 2,700 square feet of living space, along with two decks that combine for an additional 800 square feet of space.

It’s listed for $4.65 million.

Dal Bozzo and her husband purchased the unit in 2008 and spent two years renovating it after completely gutting the interior.

“We both enjoy interior design, and Jerry has a strong background in architectu­re,” she said. “He did the architectu­ral design and floor plan while I did all of the finishes.”

Throughout the process, she studied the work of architect George Washington Smith, who built many properties in Santa Barbara and popularize­d the Spanish Colonial Revival style in the early part of the 20th century.

“The building itself was already in that style,” she said. “We decided to continue that with the interior. Every-

thing is brand new, but it still lends itself to that Spanish or more Bohemian-type design. It’s a little eclectic.”

There is a courtyard entrance and tile floors throughout.

The living room has a beamed ceiling and a fireplace. A second fireplace is in the master suite, which also offers his-and-her bathrooms, a sauna, a luxury bathtub and steam showers.

The chef’s kitchen features a La Cornue range and Pyrolave enamel and copper countertop­s.

“We had a lot of fun,” she said. “Probably the biggest challenge was making sure the design came together in every room. With all these colors you have to make sure the palette comes together without being overbearin­g.”

One major change was removing a solarium and using the space for a walk-out patio.

“On the lower patio deck, you’re surrounded by birds on a regular basis,” she said. “Just living in nature is what really makes it so special.”

She stressed that everything was designed to take advantage of the views.

“You can see all the way to the San Rafael Bridge,” she said. “There’s also an expansive East Bay view that includes Treasure Island.”

She added that the view of the America’s Cup Village and finish line for 2013 is “incomparab­le.”

Jerry Dal Bozzo said he also loves the views.

“But the practical part is that you have your own bathroom and dressing area,” he said. “The living area is one big space, which is nice if you have a party. The other thing is it’s incredibly quiet and peaceful even though you’re in the city.”
