‘A marriage of new and old’
Updated Inner Richmond Victorian maintains period charm
There’s one word that TRI Coldwell Banker broker associate Dino Zuzic frequently uses when describing the home at 246 11th Ave. in the Inner Richmond District.
“Exquisite,” he said. “It is very modern and sleek and very today. It is a marriage of the new and old that has held up nicely.”
The property is listed at $1.849 million.
Built in 1900, the updated five-bedroom, five-bathroom contemporary Victorian is entered through a vestibule into an open floor plan.
“You can take your shoes off and hang your coat up and get comfortable,” Zuzic said. “When you come in from the outside, you’re immediately greeted. The formal living room is spacious enough to put in a couple love seats right in front of the fireplace.”
The formal dining room, which features surround sound speakers and a wet bar, blends into a kitchen complete
with Caesarstone counters, stainless steel appliances that include a Thermador stove and an appealing design scheme.
“The coat closet could be used as wine racks. The formal dining space is ideal for entertaining 40 to 50 people,” Zuzic said. “The ceilings are high. The white oak, hardwood floors run throughout the house. The pitch of grayness fits the pattern of home with a neutral tone that creates warm space.”
The kitchen area is flanked by French doors that open to a comfortably sized deck overlooking an elongated back lot that was decorated by noted area gardener Flora Grubb.
“It is such an exquisite garden,” Zuzic said of the 120-foot manicured space. “Most lots in the area are near 100 feet, so you have 20 extra feet to enjoy. The blend of shrubs and trees makes it very nice back there.”
The floor plan’s flexibility is further evident from its three bedroom suites and the lower-level unit with a private entrance that is able to serve as a separate studio or an au pair space. There are three suites. The master bedroom provides ample space and features a back patio. The Victorian property also includes Ann Sacks tile finishes, Flos lighting, a garage, a storage space and a laundry.
Known for its plethora of eating establishments, Inner Richmond is born of great value for the avid restaurant fan with a host of Far East cuisines that are affordably priced.
In addition, the home, located near Highway 1, provides many options for commute and travel.
“You’re close to Clement Street, where there’s dining from around the globe. Retail shopping is within walking distance, the best in Richmond,” Zuzic said. “North of Richmond, there is Lake Street that leads to a few parks. A few blocks further, there is Presidio, next to the freeway and the peninsula.”
Zuzic noted the grand package of the 11th Avenue home brings modern living to a historically toned structure that is suited for any type of family setting.
“It offers itself to becoming a great family home,” he said. “No matter where you work, it is close and convenient to everything, yet the home is not pitched up on a hill or extremely remote.”
An open house will be held from 2-4 p.m. Sunday.
