Eureka Valley Victorian endures the test of time

- By Jordan Guinn

Embracing history doesn’t equal living in the past. Consider this three-bedroom flat in Eureka Valley that is rich in Victorian grandeur and perched over a thriving tech community.

“It is a real stunner. A San Francisco flat at its finest. Near BART, tech shuttles, shops, restaurants, Mission Dolores Park and Tartine Bakery,” said Sara Werner Costa of Vanguard Properties, who is co-listing 979 Guerrero St. with Vanguard colleagues Franck Costa and Gretchen Meyer for $1.375 million.

The 19th century construction embraces a few schools of Victorian design. The gar-

goyles clearly point to a Gothic angle, while the tall, narrow windows with rounded tops indicate an Italianate influence. Both styles enjoyed significant influence when this Victorian went up in 1875.

Inside, period details dominate. Coved ceilings, wainscoting, a stately fireplace mantel, inlaid hardwood floors, pocket doors and ceiling medallions provide a glimpse of the ornate details surviving portions of three centuries.

A retrofitted foundation, new insulation and updated electrical wiring improves the structural stability and energy efficiency. In-unit laundry comes with the full-floor flat.

Storage abounds in the form of built-in wine racks and doorless cabinetry in the chef’s kitchen. A farmhouse sink and stainless steel appliances account for some of the modern flair, while green dots in the floor’s diamond-shaped tiles create vibrant contrast.

The eat-in kitchen opens to a south-facing deck with neighborhood views.

Dual parlors form a living room and dining room connected by a large entryway. Bay windows within a domed alcove at the front of the living room frame views of Guerrero Street, while a stylish mirrored mantel tops the gas fireplace.

The master suite off the kitchen offers a sitting area and a remodeled bathroom

An off-site parking space is available, though the sellers are hoping to sweeten the pot with a creative incentive. Sellers intend to woo buyers by either paying the lease on the parking space or providing up to $4,000 in Uber rides for the first year.
