Classical facade conceals contemporary comforts

- By Jordan Guinn

A revitalized trilevel in the Inner Richmond neighborhood of San Francisco owes its existence to meticulous efforts and deft design.

“We went ultra-luxury on all the finishes — custom cabinetry and custom flooring, Fleetwood pocket doors that disappear behind the wall, built-in speakers — it’s modern living behind an elegant facade,” said Yola Ozturk of Vanguard Properties, who is co-listing the 228 Third Ave. with Vanguard’s Alanna Swartz for $3.495 million.

Located near the Park Presidio and the shops of Laurel Village, the six-bedroom teems with custom finishes and designer details. Bedrooms on the lower level step out to a concrete patio and raised lawn, while the main level includes an outdoor space of its own. Marble accents finish the chef ’s kitchen, and stone surrounds the living room’s gas fireplace.

Skylights above the staircase brighten the upstairs landing area, and multiple rooms enjoy ceiling speakers. A recent renovation saw the addition of sleek hardware, an updated floor plan and contemporary conveniences.

The remodel installed modern plumbing, electrical and ventilation systems and replaced an obsolete, more than century old brick foundation.

Starring amid this cast of improvements is a spacious great room equipped with toptier appliances. A mixture of recessed and pendant lights

illuminate a space naturally brightened by clerestory and full-length windows.

Wide-plank hardwood beams line a path to the great room’s Fleetwood collapsible doors. Slide the glass panels aside and the great room expands to incorporate the 12-foot rear deck. A staircase off the deck descends to the landscaped garden, which further enhances the home’s indoor/outdoor flow.

Treat guests seated in the great room’s expansive dining area to a meal prepared in the open kitchen revolving around a marble island with waterfall edges. A French door refrigerator, a wine chiller, task lighting and ample cabinetry await in a space where chefs will want for nothing.

The home opens to an abbreviated entryway that leads to the living room. Bay windows lend a traditional element to the more formal public room. Alcoves on both sides of the raised fireplace create space for storage shelves or artwork.

Downstairs, two bedrooms at the back of the residence step out to a concrete patio through floor-to-ceiling sliding glass doors. Stretching the length of the home, the patio sits below a landscaped garden’s lawn, a privacy fence and built-in planter boxes.

Begin and end every day in the upper level’s master suite highlighted by a spa bathroom offering floating vanities, a soaking tub and a frameless glass shower finished with herringbone patterened marble tiles.
