Turnkey in Inner Sunset offers potential for expansion with approved plans for master suite.

The word “potential” can take a negative connotatio­n in real estate circles. The term can be wielded euphemisti­cally to gloss over shortcomin­gs or hype intangible or unquantifi­able elements of a property.

Then there’s 1495 11th Ave. in the Inner Sunset, a bright and sunny space that already offers a striking chef ’s kitchen and an open floor plan — plus that all too problemati­c word “potential.”

But the Realtor listing this home knows the potential here is actionable.

“It’s a beautiful home that comes with approved plans to build a deluxe master suite level with walk-out decks and stunning panoramic views,” said Sally Thompson of Vanguard Properties, who is listing the five-bedroom for $3.499 million.

Built in 1997, the trilevel

anchors a corner of 11th Avenue. Planter boxes jut out from the stuccoed facade beneath dual-hung picture windows. The rectangula­r constructi­on includes a side-by-side two-car garage and a roof deck. The towers of the Golden Gate Bridge are visible from the home, as are landmarks like Sutro Tower and the Marin Headlands.

The approved plans for a palatial master suite simply put an already impressive space over the top, Thompson said.

“It’s easy to envision these well-executed plans taking an already gorgeous home to an unpreceden­ted degree of luxury and space,” Thompson said.

The home opens to a shared living and dining room revolving around a marble fireplace. Hardwood flooring spans the interior as recessed lighting brightens thick moldings. Nearby, a dramatic chef ’s kitchen houses profession­al appliances and a center island. The breakfast area looks out at the street and landscape through a pair of windows.

Approved plans see a 568square-foot master suite with an office nook dominating the upper level. Decks on either side of the suite will offer sweeping vistas of the surroundin­gs.

For now, exterior spaces include a hardscaped backyard off the living room and a westfacing deck off the third floor master suite.
