Complex income situation simplified

-

Mortgage adviser: Brenda Wyatt.

Property type: Condo in Walnut Creek.

Loan amount: $641,000.

Loan type: 30-year fixed. Loan rate: 4.125 percent.

Backstory: A newly self-employed tech executive was relocating back to the East Bay from the East Coast and contacted Brenda Wyatt at the recommendation of a real estate agent who was familiar with Wyatt’s success in handling complex employment scenarios.

The borrower was in the process of negotiating a permanent leadership position with a local tech giant, and other lenders had a problem with the borrower’s recent change from a W-2 employee to self-employed.

Wyatt was easily able to help her client simplify what others saw as complex. After a brief discussion with the underwriter, Wyatt confirmed the lender would agree to approve the loan using an unsigned offer letter.

The borrower simply had to complete the employment negotiations before the final loan documents were signed. The borrower was extremely pleased that he was allowed the time and flexibility to fully evaluate multiple job offers without fear or pressure of losing an opportunity to purchase his dream home — a beautifully remodeled three-bedroom, 2½-bathroom condo in Walnut Creek.
