War­riors want to add ho­tel, con­dos next to new arena.

The Golden State War­riors want to add a ho­tel and con­dos next to the Chase Cen­ter bas­ket­ball arena un­der con­struc­tion in San Fran­cisco’s Mis­sion Bay.

The bas­ket­ball team plans to pro­pose a 142-room ho­tel and up to 25 up­per-floor con­dos at the north­east cor­ner of the 11-acre project site, near the in­ter­sec­tion of South Street and Terry A. Fran­cois Boule­vard.

The ho­tel re­quires ap­proval from the city’s Of­fice of Com­mu­nity In­vest­ment and In­fra­struc­ture, which over­sees new Mis­sion Bay projects, and other city ap­provals. If ap­proved, the team hopes to start con­struc­tion by mid-2021 and open in 2023.

Rick Welts, pres­i­dent of the War­riors, said neigh­bor­ing busi­nesses and res­i­dents have ex­pressed a need for a ho­tel, es­pe­cially for vis­i­tors to the

UCSF Med­i­cal Cen­ter at Mis­sion Bay. A 250-room Mar­riott ho­tel at Third and Chan­nel streets is un­der con­struc­tion, and Welts said it would com­ple­ment the War­riors’ ho­tel. There’s also de­mand for hous­ing and lit­tle sup­ply, he said.

“We do see a need for lodg­ing in the Mis­sion Bay area. We look for­ward to learn­ing more about the War­riors’ pro­posal,” Bar­bara French, a UCSF vice chan­cel­lor, said in a state­ment.

The ho­tel would be branded as a 1 Ho­tel, op­er­ated by SH Ho­tels & Re­sorts, an af­fil­i­ate of Star­wood Cap­i­tal Group. Other 1 Ho­tels are in New York and Mi­ami Beach. De­sign for the ho­tel has not been fi­nal­ized, and an ar­chi­tect has not been se­lected, Welts said. The War­riors are seek­ing to build up to the Mis­sion Bay area’s height limit of 160 feet.

The Chase Cen­ter project, set to open in the fall, in­cludes an 18,000-seat arena, 100,000 square feet of re­tail and res­tau­rant space, and 580,000 square feet of of­fice space to be oc­cu­pied by Uber. The ho­tel would re­place a smaller 24,000-square­foot re­tail build­ing that is al­ready ap­proved, but it would in­clude a sim­i­lar amount of re­tail and res­tau­rant space.

With no tax­payer sub­si­dies, of­fices and re­tail uses were needed to make the more than $1.5 bil­lion Chase Cen­ter project fi­nan­cially vi­able, Welts said.

“If you look at all the new arena and sta­dium projects across the coun­try, this is a for­mula that makes it pos­si­ble,” he said.

Welts said the ho­tel may help lessen traf­fic — al­ready a hur­dle for the area — as guests can walk to bas­ket­ball games or other events at the arena. It will also help en­liven the area on non-game days, when con­certs and other events are planned, he said.

“The goal is to ac­ti­vate use of the site ev­ery day of the year,” he said. “Three-quar­ters of the events that take place there will not be War­riors events.”

Other Bay Area teams are in­creas­ing their roles as real es­tate play­ers. The San Fran­cisco Gi­ants and de­vel­oper Tish­man Speyer plan to start con­struc­tion this year on new hous­ing, parks and of­fice build­ings at Mis­sion Rock, cur­rently a park­ing lot for nearby Or­a­cle Park. The Oak­land A’s have pro­posed a new wa­ter­front sta­dium plan that in­cludes shops and restau­rants.

“Pri­vately fi­nanced are­nas have to be in­te­grated with other things in or­der to make fi­nan­cial sense,” said Roger Noll, a Stan­ford Uni­ver­sity eco­nomics pro­fes­sor emer­i­tus and ex­pert on sta­di­ums.

“It’s much more likely that there will be syn­er­gies with the arena and other things if they’re built to­gether,” Noll said of the War­riors’ plan. “I think it’s a good bet.”

Corinne Woods, chair of the Mis­sion Bay Cit­i­zen Ad­vi­sory Com­mit­tee, which rep­re­sents lo­cal res­i­dents, said the group hasn’t taken a po­si­tion on the ho­tel.

Woods op­poses build­ing a ho­tel more than 90 feet tall, be­cause of the site’s prox­im­ity to wa­ter and pos­si­ble shad­ows on Bayfront Park.
