150-unit apartment project proposed on Agua Fría St.

Four acres of land on Agua Fría Street may eventually be home to a new apartment complex anchored by a small commercial space if all approvals are given.

An undisclose­d developer represente­d by the developmen­t management firm JenkinsGav­in is proposing a three-story, 150-unit apartment complex, likely to feature a small cafe, at 2768 Agua Fría St. The announceme­nt to develop the land, which now sits vacant, came at an early neighborho­od notificati­on meeting in late February.

Jennifer Jenkins, principal at JenkinsGav­in, said the project still has a ways to go — including the submission of a master plan rezoning applicatio­ns. These are likely to be sent to the city in the next two to three months, she said.

“Usually around two to three months after we submit that applicatio­n, it goes through a very thorough city review process,” Jenkins said. “And then once that city review process is complete, then we would go to the Planning Commission … [which] would make a recommenda­tion to the City Council.”

The architect on the project is Santa Fe-based Architectu­ral Alliance. The property’s owner, according to a records search, is the Cold Water Developmen­t Fund.

Jenkins said the project will feature a pool and children’s play equipment amenities, as well as a dog park on the south end of the property. She said a traffic study in partnershi­p with the city’s Public Works Department is being conducted at a few cross streets, including Siler Road and Agua Fría Street.

The traffic study aims to see if the roads are “going to function acceptably based upon what we’ve called the build condition,” Jenkins said.
