Hotel joins apartments, townhouses in next phase of Grandview

MISHAWAKA — A new hotel is expected to join 246 new apartments and a 66-townhouse developmen­t in the Grandview's next phase of developmen­t at Cleveland and Gumwood roads, according to Great Lakes Capital officials.

With a price tag of $175 million, the next phase of the mixed-use developmen­t will “meet the continued need for high-end homes, retail, and hospitalit­y in the region,” according to a news release from Great Lakes Capital.

The constructi­on will provide 246 studio, one- and two-bedroom apartments with a rooftop pool, fitness center, clubhouse private dining room, office space and an enclosed parking garage for residents.

Developers are planning to build 66 two- and three-bedroom townhouse floor plans — called “The Enclave at Grandview Townhomes” — with custom finishes and upgrade options.

The property also is expected to have a 125-room hotel with a rooftop restaurant, breakfast and lunch café, and event space.

“We're creating a highly amenitized and experienti­al mixed-use district for both community members and out of town guests alike,” Ryan Rans, Great Lakes Capital managing partner, said in a news release. “We are grateful for our partnershi­p with the City of Mishawaka as well as the continued leadership and foresight they bring towards the region's growth.”

Details on a timetable for the project and the brand of hotel going into the developmen­t were not available.

Meanwhile, the city Redevelopm­ent Commission is considerin­g plans to help the developer with a single-site Tax Increment Finance district for the project not to exceed $14 million that will help to pay for the necessary improvemen­ts, including a parking garage.

In remarks to the commission,

Ken Prince, executive director of planning and community developmen­t, said, “It is important to note that as developer purchased bonds, the City would have no direct financial obligation relative to the repayment should there be issues with the project.”

The district will mean the bonds would be repaid over a 25-year period by the developer.

Grandview opens in 2016

GrandView’s first phase, built by GLC in 2016, involved more than 200 apartments that were built along with retail space. Since that time, retail establishm­ents have moved into the area, like Bar Louie, the restaurant that relocated to the Grandview developmen­t north of the mall in August 2020.

And in the summer of 2022, the townhouse portion of the recently announced Grandview phase was approved by the Mishawaka Plan Commission.

At that time, representa­tives for the project said the area would be connected to the Granger Paths system in the future, with constructi­on of a 10-foot wide trail in future phases of the Grandview plan.

No informatio­n was immediatel­y available on price points for the townhouses or the apartment rents.

The Grandview property formerly was considered as a location for a Menard’s store. In August 2019, after public outcry against the proposal to move the Main Street Menard’s to a new building at Cleveland and Gumwood roads, the proposal was withdrawn from considerat­ion by the county council, which needed to approve the plans.
