Two-story penthouse features private rooftop pool
A two-story penthouse in a boutique condominium building in Miami Beach recently hit the market, and it comes equipped with nearly 5,000 square feet of exterior space — including a private rooftop pool.
The five-bedroom, fivebath contemporary penthouse, listed for $19.9 million, is at Beach House 8, an oceanfront condominium at 3651 Collins Ave. that has just eight units. Designed by Miami-based Arquitectonica and completed in 2016, Beach House offers amenities that include a 75-foot swimming pool, 24-hour concierge service, a fitness studio, yoga, cabanas and direct beach access that’s limited to residents.
“It’s one residence per floor, and the common areas are designed to service a building that’s hundreds of units, so the eight families who make up Beach House 8 really get exceptional amenities,” said Dina Goldentayer, an executive director of sales for Douglas Elliman Real Estate in Miami Beach, who holds the listing. “Especially during COVID, privacy is the ultimate luxury.”
Features of the penthouse, which has 5,242 square feet of interior space and a total of 10,036 square feet, include a full-floor master suite, complete with a study, two spacious closets and a large bathroom overlooking a personal terrace. There’s also a spacious wood terrace and the private pool. The unit offers both city skyline and ocean views.
Public records show that the current owner, whom Goldentayer said is a Brazilian businessman, purchased the unit new in May 2016 for $14 million. She said that the family isn’t using the penthouse as much as they had planned and that it’s a good time to sell due to the scarcity of single-family homes available on the market.
“This residence is a house replacement in its size and floor plan,” Goldentayer said. “Buyers have shifted to larger-sized condos in the last few months because the housing supply inventory is so limited.”
According to Douglas Elliman, the inventory of luxury single-family homes in Miami Beach in the fourth quarter of 2021 declined for the sixth consecutive quarter, helping to push the median sales price of a luxury single-family home up 27.1 percent year-overyear.
The median sales price of a luxury condominium in Miami Beach also increased in the fourth quarter of 2021, by 28.5 percent year-overyear due to heavy demand.
